Dear Matt,
As per our conversation several days ago. I would appreciate your figuring the amount I
would need to submit f-or the contribution in aid for curb, gutter. sidewalk and pavement at 2400
West prospect St. to secure my subdividing that property into two lots. As the attached plat
indicates_ there is 100 ft of frontage on Prospect St. I would appreciate it if I could get this figure
from you as it has a direct barring on my decision to go forward with this project. Please call me
at 223-291 G when you have this figure. I am delivering what Phil Robinson and I think are the
final revisions to Ted Shepard today.
I also need to know il' 1 wif) be responsible for a repay to the city for any improvements
that were made on livcrgrecn Court. I believe my dad paid for his portion of Evergreen when he
did the original development. I may have asked you this before. but 1 do not remember, nor did I
make any notes.

RE: Local Street Portion for Prospect Road Improvements
Dear Mick
Here is the estimate for your local street portion of the road improvements to Prospect
Road. I have included both the original estimate we spoke of yesterday and a revised
estimate showing your final amount due. As you will note, the embankment (fill) figure
has dropped considerably and lowers the estimate a little over $300. After we spoke on
the phone last Wednesday, I drove by the property and discovered that I had
overestimated the amount of fill required to bring the sidewalk area up to grade.
Once the City of Fort Collins has received your contribution in aid, you will be exempt
from any future road improvements to Prospect Road along your property line.
