GENERAL NOTES
I. ALL PORTIONS OF THE EXTERIOR WALLS OF THE FIRST STORY OF ALL
BUILDINGS WILL BE LOCATED WITHIN 150' OF AN ACCESS ROADWAY IN WHICH

I. LANDSCAPE TREATMENTS SHALL BE INSTALLED AND MAINTAINED BY THE OWNER
2. LANDSCAPE AREAS, UNLESS OTHERWISE NOTED, SHALL BE IRRIGATED WITH AN AUTOMATIC UNDERGROUND
IRRIGATION SYSTEM. THE WATER SUPPLY FOR THE IRRIGATION SYSTEM SHALL BE THE WATER TAP FOR THE
BUILDING AND WILL INCLUDE BACKFLOW PREVENTION IN CONFORMANCE WITH THE CITY OF FORT COLLINS
STANDARDS. AN IRRIGATION PLAN WILL BE REQUIRED PRIOR TO ISSUANCE OF A BUILDING PERMIT.
3. TURF AREAS SHALL BE IRRIGATED WITH AUTOMATIC POP-UP IRRIGATION SYSTEM WHILE ALL SHRUB BEDS
AND TREES SHALL BE IRRIGATED WITH AN AUTOMATIC DRIP IRRIGATION SYSTEM OR ACCEPTABLE
ALTERNATIVE. THE IRRIGATION SYSTEM SHALL BE ADJUSTED TO MEET THE WATER REQUIREMENTS OF THE
INDIVIDUAL PLANT MATERIAL.
4. ALL PLANTING BEDS WILL BE EDGED WITH 1/8" X 4" STEEL WITH THE SET LEVEL WITH THE TOP OF SOD. THE
PLANTING BEDS SHALL ALSO BE MULCHED WITH COBBLE OR FIBER MULCH WITH A WEED BARRIER UNDERLAY
AS DESCRIBED IN LANDSCAPE SPECIFICATION AND DETAILS INCLUDED HEREIN.
5. GROUND COVER WILL CONSIST OF IRRIGATED AND NON -IRRIGATED TURF, COBBLE AND FIBER MULCH, AND
PERENNIAL GROUND COVERS AS INDICATED ON THE LANDSCAPE PLAN. SPECIFICATIONS INCLUDED HEREIN.
6. THIS LANDSCAPE PLAN IS DIAGRAMMATIC; TREE AND SHRUB LOCATIONS MAY BE ADJUSTED, AS NEEDED,
AT TIME OF PLANTING TO MAINTAIN A MINIMUM SEPARATION FROM UNDERGROUND UTILITIES. MINIMUM
SEPARATION SHALL BE 10' FOR TREES, 4' FOR SHRUBS, AND 40' FOR STREET LIGHTS.
-1. UNDERGROUND UTILITIES SHALL BE LOCATED PRIOR TO INSTALLATION OF LANDSCAPE MATERIALS.
S. PLANT MATERIAL SHALL COMPLY WITH THE REQUIREMENTS OF THE COLORADO NURSERY ACT OF IS-13, CRS
TITLE 39, ACT 26, AS AMENDED. PLANT MATERIALS SHALL ALSO MEET THE AMERICAN ASSOCIATION OF
NURSERYMEN (AAN) FOR NUMBER ONE GRADE. ALL TREES SHALL BE BALLED AND BURLAPPED OR
EQUIVALENT.
S. TOPSOIL THAT IS REMOVED DURING CONSTRUCTION ACTIVITY SHALL BE CONSERVED FOR LATER USE.
10. PRIOR TO INSTALLATION OF PLANT MATERIALS ANY AREA THAT HAS BEEN COMPACTED OR DISTURBED BY
CONSTRUCTION ACTIVITY SHALL BE THOROUGHLY LOOSENED AND ORGANIC AMENDMENTS SUCH AS COMPOST,
PEAT, OR AGED MANURE SHALL BE INCORPORATED.
11. SCHEDULED SIZES STATED REPRESENT MINIMUM CALIPER AND HEIGHT. SIZES PROVIDED MAY EXCEED
MINIMUM REQUIRED, BUT IN NO EVENT SHALL SMALLER PLANT MATERIAL SIZES BE PROVIDED,
12. THE LOCATION OF PLANT MATERIALS SHOWN IN ACCORDANCE WITH THE CITY OF FORT COLLINS SITE
DEVELOPMENT PERFORMANCE STANDARDS AND GUIDELINES. ALL TREES ARE SHOWN ACCORDING TO THEIR

15. DEVELOPER SHALL ENSURE THAT THE LANDSCAPE PLAN IS COORDINATED WITH THE PLANS DONE BY
OTHER CONSULTANTS SO THAT THE PROPOSED GRADING, STORM DRAINAGE, OR OTHER CONSTRUCTION DOES
NOT CONFLICT NOR PRECLUDE INSTALLATION AND MAINTENANCE OF LANDSCAPE ELEMENTS ON THIS PLAN.
16. A PERMIT MUST BE OBTAINED FROM THE CITY FORESTER BEFORE ANY TREES OR SHRUBS AS NOTED ON
THIS PLAN ARE PLANTED, PRUNED OR REMOVED ON THE PUBLIC RIGHT-OF-WAY. THIS INCLUDES ZONES
