Drainage easement dedication
Dear Mr. Virata,
Due to the location of the alley house on Lot 18, Rigden Farm Filing Five, Settler's Green
P D_P, a drainage easement is required on Lot 19 to accommodate grading and drainage. We
have therefore prepared the easement dedication documentation and are providing it to you for
your review. You will also find enclosed a copy of the site and grading plan for Lot 18 for
reference

a- A minimum cross slope on all streets shall be 2.0% as measured from
the lip of the gutter to the street centerline from the hiPh side of the
street.
C Maximum allowable cross slope (measured as above) shall be 4% on
all new construction.
WIIY STANDARD CANNOT BE MET
The request is to allow the developer to transition from Alley Option (B) (Dralnare to one
side) to Alley Option (A) (Drainage to Center), in order to utilize an existing area inlet to

Desin Criteria and Construction Standards that curb inlets or curb -and -gutter inlets be
desi<-ned to handle storm eater in sumo conditions within streets_

GRADE REQUIREMENT'S
This letter is for two requests for variances.
1 _ The first request is for a variance of Standard 1 02.0_3) 05b, the minimum grade of 2%
on a street inlersecting a collector street for a distance of 50' frorn the collector street.

The second request is for a variance of the minimum side -slope on an allev that drains
to one side. As the Tong alley in settlers green approaches the area drain, where a
reverse crown in proposed, the cross -slope on each side of the area drain decreases to
less than the 2"o minimum.
The recpuest_is toallow _a reduc_tionip the minimum cross -slope near the area drain.
Adequate slope to drain the alley will be provided in the'ongitudinal direction.

This request is For a variance of the 8' utility easement width requirement on the public
alleys associated xa-ith the Fort Collins Narrow Street Standard_ The developer wishes to
dedicate S utifil[V easements on each property.
Ilie telephone and CA TV utilities will use a common trench on one side of the alleys,
and they approve of this variance These are the only utilities known at this time to use
the easements. This variance will better allow our use of detached,,arases at the rear of
the lots.
