LANDSCAPE CONCEPT
ADAPTATION TO SITE CONDITIONS
THE PROPOSED OVERALL LANDSCAPE IS A MIXTURE OF NATIVE AND NON-NATIVE TREES AND SHRUBS, GROUND
COVERS AND PERENNIALS. SELECTED PLANTS WERE CHOSEN BASED ON THEIR XERIC CHARACTERISTICS, FORM AND
FUNCTION WITHIN THE LANDSCAPE. AN EFFORT HAS BEEN MADE TO MINIMIZE I-IARDSCAPE AND HIGH-WATER TURF
AREAS. AN EFFORT HAS BEEN MADE TO MAXIMIZE THE AREAS OF PERVIOUS SURFACES THROUGH THE USE OF LARGE
PLANTING AREAS. MANY PLANTING AREAS ARE LANDSCAPED GRADED TO ALLOW FOR STORM WATER TO
PERCOLATE INTO ROOT ZONES AND REDUCE THE NEED FOR SUPPLEMENTAL IRRIGATION. SHADE AND ORNAMENTAL
TREES HAVE BEEN SPACED TO PROVIDE PEDESTRIAN SHADE AREAS AND FUTURE SEATING VENUES. SLOPE
PLANTINGS STABILIZE SLOPES UP TO 3:1 AND AVOID THE NEED FOR TURFGRASS MAINTENANCE. PLANT BEDS AND
TURFGRASSES HAVE BEEN SET BACK FROM BUILDINGS AND ROADS TO RESPOND TO SITE SOIL CONDITIONS AS
INDICATED IN THE GEOTECHNICAL STUDY.
SPECIES DIVERSITY
WHERE POSSIBLE, REGIONALLY NATIVE PLANTS WERE CHOSEN FOR LANDSCAPED AREAS. SPECIFICALLY, GRASSES,
PERENNIALS AND SEVERAL WOODY SHRUB SPECIES WERE CHOSEN FOR MASS PLANTING BEDS. OTHER NON-NATIVE
PLANTS WERE CHOSEN BASED ON THEIR SCREENING CHARACTERISTICS OR ABILITY TO TOLERATE SEVERE
CONDITIONS.
LANDSCAPING ASSURANCES
ALL LANDSCAPING PROPOSED FOR INSTALLATION. MUST BE SECURED WITH AN IRREVOCABLE
LETTER OF CREDIT, PERFORMANCE BOND, OR ESCROW ACCOUNT FOR 125% OF THE VALUATION OF
THE LANDSCAPE MATERIAL AND LABOR COSTS FOR EACH PHASE PRIOR TO THE ISSUANCE OF A
FINAL CERTIFICATE OF OCCUPANCY.
LANDSCAPE NOTES
I. ALL PLANT MATERIALS SHALL BE IN ACCORDANCE WITH AAN SPECIFICATIONS FOR
"1 GRADE
2. ALL TREES TO MEET CITY OF FORT COLLINS LAND USE CODE STANDARDS FOR SIZE.
3. LANDSCAPED AREAS TO BE OWNED AND MAINTAINED BY AN OWNERSHIP ASSOCIATION
4. TURF AREAS INDICATED ON THE PLANS ARE TO BE SEEDED/SODDED WITH A LOW-WATER
USE FESCUE BLEND. TURF AREAS SHALL BE IRRIGATED WITH AN AUTOMATIC POP-UP IRRIGATION SYSTEM.
5. SHRUB 4 PERENNIAL BEDS TO BE MULCHED WITH 4' MIN DEPTH WOOD MULCH UNLESS OTHERWISE NOTED ON THE PLAN_
WEED BARRIER TO BE INSTALLED IN ALL SHRUB BEDS, EXCEPT WHERE PERENNIALS ARE TO BE PLANTED.
6. EDGING SHALL BE 14GA X 4' STEEL SET LEVEL WITH TOP OF SOD.
1. MINOR CHANGES IN SPECIES AND PLANT LOCATIONS MAY BE MADE DURING CONSTRUCTION AS REQUIRED BY SITE
CONDITIONS. OVERALL QUANTITY AND QUALITY TO BE CONSISTENT WITH APPROVED PLANS.
8. THE IRRIGATION SYSTEM FOR LANDSCAPED AREAS SHALL BE REVIEWED AND APPROVED BY THE CITY OF FORT COLLINS,
IRRIGATION PLANS TO BE REVIEWED AS PART OF THE CONSTRUCTION PERMIT REVIEW PROCESS. THE IRRIGATION SYSTEM
MUST BE INSTALLED ACCORDING TO APPROVED PLANS, OR AN ACCEPTABLE FINANCIAL SECURITY DEPOSITED WITH THE
CITY PRIOR TO ISSUANCE OF A CERTIFICATE OF OCCUPANCY.
9. EXISTING STREET TREES AND TURF TO REMAIN SHALL BE PRESERVED IN ACCORDANCE WITH TREE PRESERVATION
SPECIFICATIONS, THIS SHEET.)
10. TREE WRAP TO BE APPLIED IN LATE FALL AFTER INSTALLATION, AND REMOVED THE FOLLOWING SPRING. REMOVE ANY
STRING OR WIRE AROUND TREE TRUNKS AT TIME OF INSTALLATION.
11. TREE LOCATIONS SHALL HAVE A MINIMUM SEPARATION OF &' TO WATER OR SEWER SERVICE LINES.
12. STREET TREE LOCATIONS SHALL HAVE A MINIMUM SEPARATION OF 4' BETWEEN GAS LINES.
13. SHRUB LOCATIONS SHALL HAVE A MINIMUM SEPARATION OF 4' TO WATER, SEWER 4 GAS LINES.
14. LOCATE ALL UTILITIES PRIOR TO ANY DIGGING OR LANDSCAPE PLANTING.
15. CONTRACTOR SHALL MINIMIZE ALL DISTURBANCE TO NON -IMPACTED AREAS. NATURAL AREAS DISTURBED DURING
CONSTRUCTION TO BE RESEEDED WITH NATIVE PRAIRIE MIX.
I6. TO THE MAXIMUM EXTENT FEASIBLE, TOPSOIL THAT IS REMOVED DURING CONSTRUCTION ACTIVITY SHALL BE CONSERVED
FOR LATER USE ON AREAS REQUIRING REVEGETATION AND LANDSCAPING.
11 CONTRACTOR IS RESPONSIBLE FOR SETUP OF BARRICADES, WARNING SIGNAGE, OR OTHER PROTECTIVE DEVICES IF ANY
EXCAVATIONS ARE LEFT EXPOSED AFTER ON -SITE WORK HOURS.
18. IT IS THE CONTRACTOR'S RESPONSIBILITY TO ACQUIRE ALL NECESSARY PERMITS FOR CONSTRUCTION OPERATIONS IN
PUBLIC RIGHTS -OF -WAY.
19. PRIOR TO INSTALLATION OF PLANT MATERIALS, AREAS THAT HAVE BEEN COMPACTED OR DISTURBED BY CONSTRUCTION
ACTIVITY SHALL BE THOROUGHLY LOOSENED. ORGANIC AMENDMENTS SUCH AS COMPOST, PEAT OR AGED MANURE SHALL
BE THOROUGHLY INCORPORATED AT A RATE OF AT LEAST THREE (3) CUBIC YARDS OF AMENDMENT PER ONE THOUSAND
(1,000) SQUARE FEET OF LANDSCAPE AREA.
20. ALL PLANT MATERIAL WILL BE COVERED BY A ONE (1) CALENDAR YEAR WARRANTY. THE CONTRACTOR SHALL REPLACE

TREE PRESERVATION SPECIFICATIONS
THE FOLLOWING TREE PROTECTION SPECIFICATIONS SHOULD BE FOLLOWED TO THE MAXIMUM
EXTENT FEASIBLE:
I. WITHIN THE DRIP LINE OF ANY PROTECTED EXISTING; TREE, THERE SHALL BE NO CUT OR
FILL OVER A 4-INCH DEPTH UNLESS A QUALIFIED AR05ORIST OR FORESTER HAS
EVALUATED AND APPROVED THE DISTURBANCE.
2. ALL PROTECTED TREES SHALL BE PRUNED TO THE CITY OF FORT COLLINS FORESTRY
STANDARDS.
3. PRIOR TO AND DURING CONSTRUCTION, BARRIERS SHALL BE ERECTED AROUND ALL
PROTECTED EXISTING TREES WITH ORANGE FENCING A MINIMUM OF 4 FEET IN HEIGHT,
SECURED WITH METAL T-POSTS, NO CLOSER THAN ro FEET FROM THE TRUNK OR 1/2 OF THE
DRIP LINE, WHICHEVER IS GREATER.
4. DURING CONSTRUCTION, THE APPLICANT SHALL PREVENT THE CLEANING OF EQUIPMENT
OR MATERIAL OR THE STORAGE AND DISPOSAL OF WASTE MATERIAL SUCH AS PAINTS,
OILS, SOLVENTS, ASPHALT, CONCRETE, MOTOR OIL OR ANY OTHER MATERIAL HARMFUL TO
THE LIFE OF THE TREE WITHIN THE DRIP LINE OF ANY PROTECTED TREE.
5. NO DAMAGING ATTACHMENT, WIRES, SIGNS OR PERMITS MAY BE FASTENED TO ANY
PROTECTED TREE.
6. THE INSTALLATION OF UTILITIES, IRRIGATION LINES OR ANY UNDERGROUND STRUCTURE
REQUIRING EXCAVATION DEEPER THAN ro INCHES SHALL BE ACCOMPLISHED BY BORING
UNDER THE ROOT SYSTEM OF PROTECTED TREES AT A MINIMUM DEPTH OF 24 INCHES. THE
AUGER DISTANCE IS ESTABLISHED FROM THE FACE OF THE TREE'S OUTER BARK AND IS
SCALED FROM TREE DIAMETER AT BREAST HEIGHT AS DESCRIBED IN THE CHART BELOW:
