RE: Ridgewood Hills PUD Vacation of Drainage easement
Dear Sheri:
In coordination with the revised grading and drainage for lots 17 to 22 we need to vacate a five
foot strip of existing; drainage easement and dedicate an additional five feet of easement As I
understand the process you need to circulate the exhibit of the vacation first in order to get input
then you need to have a legal description. I am enclosing a copy of the legal description with an
exhibit.
I am also enclosing a copy of the legal description for the dedication of the additional 5 feet of
drainage easement. This will soon be in your hands as a dedicated easement.

This latter is written to provide some clarification regarding Strassburg Drive at
Ridgewood Hills. Some background points that should be understood include:
This; street connection was not shown on either the previous or current ODP as
a collector street. Both this local connection, and the Holyoke Court
intersection with Trilby Road, were originally shown on the ODP at City Staff's
request because both were seen as needed links to adjacent areas and to
provide additional local access to Ridgewood Hills. The Staff report to P&Z on
the ODP described the collector system as follows -
'The central collector street running north/south and the collector loop
street around the R&Dloffice and mult/ family will function to cullect
local traffic and direct it to arterial streets. '
Just because a street connection is shown on an ODP does not mean it is a
collector or arterial street. The LDGS calls for an ODP to show the "Traffic
circulation system" surrounding the property, as well as major access points
and pedestrian circulation. Because the Strassburg Drive connection was never
intended to be a collector, it was indicated graphically at a narrower width than
the planned collector streets at Ridgewood Hills.
The overall street circulation plans for all of Ridgewood Hills has been reviewed
with three different City Traffic engineers during the past three years. At no
time was it indicated that Strassburg should be more than a local street.
Ridgewood Hills Second Filing Preliminary was reviewed and approved with
Strassburg Drive as a 28' local street; and Ridgewood Hills Second Filing Final
was reviewed and approved with Strassburg Drive as a 28' local street.

If it would further help to clarify the street classification, we could do an administrative
change to the ODP clearly indicating which parts of the traffic circulation system are local,
collector, and/or arterials. Please do not hesitate to call if you need further information.
