Concrete pavement is required at all private drive entrances, from the flow line to the property line. 3. Offsite easements for grading and construction of the North area detention pond and a drainage easement for it's continued usage. 4. The indicated "Right In, Right Out" access at the South side of the Diamond Shamrock property is Labe --a "Right In" access-onlyr- 5. The Harmony Road access is to be a "Right In, Right Out, Left In" access only. 6. A Right Turn lane will be required on Harmony Rd.. for turning onto Timberline Rd.. 7. Provide details for control and geometry of the Harmony Rd.. and the South Timberline Rd.. entrance areas. 8. Provide a Stop sign (RI-1) at the North Timberline Rd_ / Milestone Dr. intersection. 9. The meandering sidewalk along Harmony Rd.. will require an access easement dedication for all of the walk outside the R.O.W.. 10. All internal sidewalks subject to vehicle overhang will need to be 2 feet wider than normal. 11. Sidewalk adjacent to right turn lane in Timberline Rd.. is to stay detached, full length. 12. Sidewalk adjacent to Timberline Rd.., north of the "Right In Only" access street, will need to be altered to align with the detached sidewalk south of the "Right In Only" access. An access easement will also need to be dedicated for sidewalk outside of the R.O.W.- NOTE: The above comments are from both, Engineering and Transportation Dept's. Site Plan 1. All off site easements. This includes any easements needed for the utility lines, access roads, drainage facilities, and ditch work. 2 Complete utility plans - this includes water and sewer plans, ditch relocation plans, harmony road plans. 3. Adequate information on existing Harmony Road to determine where the existing edge of pavement is, what lanes are existing and thei4rsize so that it can be determined how much row is needed Row will need to be dedicated to accommodate the following eastbound lanes: one (1) left turn lane, three (3) thru lanes, one (l)continuous right turn decel/ accel lane, one (I ) eight foot bike lane, a four foot paved shoulder, and a eight foot sidewalk detached a minimum of 10 feet from the ultimate edge of pavement. The property line is not being shown correctly on the utility plans. 5. The fence needs to be a minimum of 3 feet from the back of walk. 6 The utility Plans say that see landscape Plan for Fence details, but no fence details are on the Landscape Plans Plat 7. The Ditch Co. will need to sign the plat. 8. Need to provide easements for the ditch across the lots. 9. Provide a 15 foot utility easement along Timberline Rd. 10. Additional Row will probably be needed along Harmony Road, not enough information has been provided to determine how much row is needed. The corner should be a radius not square. 11. Also will need off site easements to the north for access drive and utility construction. Utility Plans 12.General Note 1 should reference the Development Agreement date and not the date of plan approval. 13. The Ditch company will need to sign the plans. 14. The fence needs to be a minimum of 3 feet behind the sidewalk. 15, Need to provide signing and striping plans for Timberline and Harmony. 16. Need to show signal locations - the poles may need to be moved. Utility and Horizontal Control Plan 17. Indicate what is existing, ie what is the limit of existing improvements. 18. Notes on the plans indicating improvements are to be done by others. It doesn't matter whc actually does this things, the developers can have an agreement that they are not responsible, but they need a part of the utility plan set as they are required to be done with this development. These improvements and the obligation for Harmony road improvements will also be a requirement of the development agreement.
