RE: Final Acceptance for Sundisk Village, 1st Replat
Dear John:
This letter is to inform you that improvements at Sundisk Village have been
completed, inspected, and accepted with the exception of the punchlist items as
follows:
1. Stormwater Improvments
• Area inlet has not been constructed to City specifications behind Lot 8.
Fence construction is not according to plan.
• Fill from Lot 1 appears to be encroaching on the Detention Pond.
• Certification needs to be completed including elevations assuring flow in
trickle pain on south end of project. Weed and Erosion Control is needed
in Detention Pond, particularly adjacent to headwalls.
2. Curb, gutter, and sidewalk holds water and needs to be replaced
(approximately 40 L.F. in front of Lot 10).
3. Curb, gutter, and sidewalk is broken in flowline and needs to be replaced
(approximately 10 L.F. in front of Lot 7).
4. Asphalt is ravelling in the south cul-de-sac and needs to be repaired.
Please be advised that the warranty period will not expire until these
deficiencies have been corrected. Additionally, the asphalt warranty period did
not begin until completion of the top lift which was September 17, 1992.
If you should have questions concerning right-of-way improvements, please call
me at 221-6605. Questions concerning stormwater improvements to this project
should be directed to Glen Schluter of Stormwater at 221-6589.

Dear John:
This letter is to inform you that all curb, gutter, and sidewalk utilities
(except stormwater improvements) and street construction and paving (bottom lif+
only) at Sundisk Village, lst Replat have been inspected and accepted by the Citv
(,f Eurt Collins. The following punch list items still need to be completer!.
o Manholes need to be raised to finish grade elevation prior to final lift
paving.
n Top lift asphalt paving needs to be completed.
o Storrn drainage improvements need to be completed and certifier! !,v
Professional Engineer.
Please be advised these improvements are subject to the contractor's normal
warranty period. Please feel free to contact me at 221-6605 should you have any

RE: Sundisk Village
Dear John:
This letter is to inform you that water and sewer mains at Sundisk Village have
been inspected and initially accepted by the City of Fort Collins. Also
sidewalk, curb and gutter have been accepted.
Following is a list of items which still need to be completed.
o Both hydrants need to be painted.
o Hydrant located at the north end of the street will need to be turned
into proper alignment.
o Water valve boxes located at the north, center, and south end of Sundisk
Court are out of alignment and presumably broken.
o Manholes need to be raised and cleaned out.
o Asphalt paving needs to be completed.
o Patching on Windmill Drive needs to be completed.
o Storm Drainage improvements need to be completed.
Please be advised these improvements are subject to the contractor's normal
warranty period. If you should have any questions or comments concerning this
project, please call me at 221-6605.

RE: Sundisk Village
Dear Mr. Stringer,
Concerning your letter dated Dec. 16; Hall -Irwin strongly
disagrees that any failures still existing at the Sundisk
Development are related to our work. Tom Chapel marked those
areas that were related to our work and those areas have been
repaired. Tam stated that other areas of failure were related to
subgrade failure, not trench failure. We also had Western Mobile
look at the failures and they commented that we were being
treated unfairly with some of the areas Tom marked. Many of
those areas were due to excessive moisture in the subgrade.
Concerning the timing of our repairs, I'm sure you will agree
that allowing; additional moisture into the subgrade will only
cause additional problems. I also question the ability of a
single lift of asphalt to handle the heavy construction traffic.
This traffic will continue to cause damage to the street.
At this time, Hall -Irwin has fixed everything that could be
remotely related to our work. As you are aware, Hall -Irwin has a
1 year warranty and will take care of any problem related to our
work, despite the lack of payment by Giuliano & Father.
We have discussed this problem with a soils engineer and if
necessary we will be happy to employ his services for core
testing and consultation. If you have any questions, please do
not hesitate to call.
