Dear Mr. Richard G. Tucker,
This letter is to inform you that the utilities and public improvements on the
City right-of-way have been inspected and initially accepted by the City of Fort
Collins pending the normal contractor's warranty period.
Please be informed that this letter of acceptance does not relieve the developer
or the contractors.. lot owner, or their contractors, of their responsibility for
the repair of any damage which may occur as a result of the building
construction.

MEMORANDUM

RE: Status of Doctors Lane
Ralph Peterson, Administrator of Poudre Valley Memorial Hospital, and another
gentleman were in the office to discuss with me the status of Doctors Lane.
They feel that they are not getting any definite or decisive answers from
the City and the program is proceeding in an irretrievable fashion.
According to them, the County formerly owned 40 acres of land in the area of
Poudre Valley Hospital. Approximately 25 acres were dedicated to the Hospital
and 15 acres were retained. Doctors Lane for the first 369 feet east of Lemay
Avenue was in the area that was dedicated to the Hospital. The rest of the
dedication should have been provided for in the 15 acres to the north that
was not dedicated to the Hospital. Dr. Humphrey, et al., and Dr. Penfold,
et al., developed their property and extended Doctors Lane accordingly. The
property that is now developing further to the east has a decided offset.
Streetlights were set in at 55 feet, and the fire hydrant is in the place where
the street would be- Now the street has a jog, and to make for a viable street,
the hospital would have to give some additional property. According to Ralph
Peterson, they do not feel that a jog is good, and they do not want to give up
any of their hospital land that they feel will be needed in the future.
I am not clear as to this entire situation. Also, I have some additional data
that was given to me during the discussion. I would appreciate discussing
this matter with you as soon as possible.
