Indicate the type and size of inlets to be used.
The center of the cul-de-sac is shown to be Lower than the high point along the curb- This is
�t allowed. A minimum slope of I -% is allowed in cul-de-sac. It may not work for the high

• THE GRADING; ON THE SITE PLAN IS DIFFERENT THAN WHAT IS SHOWN ON THE UTILITY

LANDSCAPE PLAN

PLACED. THEY ARE NOW SHOWN IN THE SIDEWALK.
• THERE IS ALSO A CONCRETE PAN THAT EXTENDS WEST FROM THE PARKING LOT. THIS
WILL INTERFERE WITH THE PLANTINGS THAT ARE SHOWN THERE NOW.
• THE FIRST GENERAL NOTE REFERS TO CIVIL DRAWINGS BEING DONE BY TST. THE ENG

• NOTE 2 NEEDS TO INDICATE THAT TRACT A IS TO BE OWNED AND MAINTAINED BY THE
HOMEOWNERS ASSOCIATION.
• NEED TO VACATE THE ROW THAT IS NOW A PART OF LOT 2 BEFORE THE PLAT CAN BE
FILED. THE VACATION WILL HAVE TO GO TO THE CITY COUNCIL AND WILL TAKE TWO
READINGS. ATTACHED ARE THE INSTRUCTIONS FOR THE PROCESS OF ROW VACATION
AND WHAT NEEDS TO BE PROVIDED TO ME SO I CAN START THE VACATION PROCEDURE.
• YOU ARE SHOWING THE REDEDICATION OF ROW FOR FALCON HILL ROAD THAT WAS
PREVIOUSLY DEDICATED. THIS CAN BE DONE, THE CITY WILL NEED TO SIGN THE PLAT
SINCE THEY ARE A OWNER AND INTEREST IN THE LAND THAT IS BEING PLATTED,
ANOTHER OPTION IS TO NOT REDEDICATE THAT ROW AND ELIMINATE IT FROM THIS PLAT,
IN THAT CASE YOU WOULD ONLY BE DEDICATING THE NEW ROW THAT IS NEED TO FORM
THE CUL-DE-SAC.
UTILITY PLANS
• A VARIANCE REQUEST IS NEEDED FOR THE WIDTH OF THE DRIVEWAY FOR THE FIRE
STATION. IN THE REQUEST NEED TO ADDRESS PEDESTRIAN SAFETY, WHY IT NEEDS TO
BE THE SIZE IT IS, BASICALLY JUSTIFY WHY THE DRIVE SHOULD BE THE SIZE IT IS
SHOWN.
TITLE SHEET
• THE PLANS NEED TO BE LABELED THE SAME AS THE SITE AND LANDSCAPE PLANS. FIRE
STATION # 12 - LOTS 1 5-1 7 FALCON RIDGE PUD THIS IS WHAT THE PROJECT IS
CALLED WITH THE PLANNING DEPARTMENT.
• THE PLAT NEEDS TO BE THE SECOND SHEET OF THE UTILITY SET.
• NOTE 6 NEEDS TO BE REVISED SO THAT ENGINEERING DEPARTMENTS PHONE NUMBER IS
PROVIDED AND THE EROSION CONTROL INSPECTOR AND HIS NUMBER IS LISTED.
• THE FOLLOWING NOTE NEEDS TO BE ADDED TO THE GENERAL NOTES: THE DEVELOPER
IS RESPONSIBLE FOR ALL COSTS FOR THE INITIAL INSTILLATION OF TRAFFIC SIGNING AND
STRIPING FOR THIS DEVELOPMENT RELATED TO THE DEVELOPMENT LOCAL STREET
OPERATIONS. IN ADDITION THE DEVELOPER IS RESPONSIBLE FOR ALL COSTS FOR
TRAFFIC SIGNING AND STRIPING RELATED TO DIRECTING TRAFFIC ACCESS TO AND FROM
THE DEVELOPMENT (E.G. ALL SIGNING AND STRIPING FOR A RIGHT TURN LANE INTO THE

FALCON ROAD, PLAN AND PROFILE
• SHOW THE CURB RETURNS IN THE FLOWLINE.
• INDICATE THE HIGH POINT ELEVATION AND ITS LOCATION IN THE CUL-DE-SAC.
• PROVIDE ELEVATIONS AND DESIGN IN THE INTERSECTION OF RED HAWK DRIVE AND
FALCON HILL ROAD.
• NEED TO PROVIDE A PROFILE FOR RED HAWK DRIVE AS THIS HAS HAD TO HAVE
CHANGED DUE TO THE CHANGE IN GRADES ON FALCON HILL ROAD WHERE THE ROADS
TIE TOGETHER.
• NEED TO INDICATE THE DRIVEWAY WIDTHS AND LOCATE THEM ON THE FIRE STATION
PARCEL. THIS NEEDS TO BE DONE ON THIS SHEET OR ON THE GRADING PLAN. BOTH
ACCESS NEED TO SHOW CONCRETE TO PROPERTY LINE.
GRADING PLAN
• NEED TO INDICATE WHAT IS NEW GRADING AND WHERE DOES IT MEET THE PREVIOUS
DESIGN, ANY GRADING WORK TO OCCUR OUTSIDE OF THE BOUNDARIES OF THIS PLAT
WILL REQUIRE OFF -SITE GRADING EASEMENTS.
• THERE ARE TWO 1 9 FOOT CONTOUR LINE IN THE DETENTION POND, WHICH IS CORRECT.

• LABEL THE LOTS AS THEY ARE WITH THIS PROJECT. LOTS I , 2, 3 AND 4 NOT 1 4, 1 6
AND 1 9.
• SHOW AND LABEL THE PROPERTY LINE / ROW LINE ALONG COUNTRY CLUB ROAD.
• SHOW CONCRETE TO THE PROPERTY LINE FOR B OTH DRIVEWAYS TO THE FIRE STATION
PROPERTY.
• A MINIMUM CROSS SLOPE OF I% FROM THE LIP OF GUTTER TO THE CENTER HIGH
POINT IN THE CUL-DE-SAC IS REQUIRED, THIS IS NOT WHAT IS SHOWN. THEY ARE BOTH
SHOWN AS THE SAME ELEVATION.
• SHOW OFF -SITE CONTOURS TO THE WEST FOR SO FEET OF SITE.
• WHERE IS THE VALLEY PAN OFF OF THE PARKING LOT TAKING THE WATER? TO THE
HIGHWAY? WHAT ABOUT THE WATER COMING THRU THE 24 FOOT CULVERT, HOW IS IT
GOING TO GET TO THE POND. CAN NOT PUT ANY WATER OUT ON TO THE STATE ROW.
DETAILS
• PROVIDE DETAILS FOR THE CONCRETE VALLEY PANS.
• PROVIDE SIDEWALK CULVERT DETAIL.
• PROVIDE DETAILS FOR THE DRIVEWAYS TO LOT 2. CAN USE DETAIL D- 1 7 BUT IT NEEDS
TO BE MODIFIED FOR A DRIVEWAY USE, PROVIDE CONCRETE TO PROPERTY LINE AND
MODIFY SECTION CUT TO SHOW THIS.
• PROVIDE RAMP DETAILS, ADDITIONS TO CITY SIDEWALK DETAIL, CURB, GUTTER AND
SIDEWALK DETAILS. TYPICAL X-SECTION OF STREET DETAIL.
