General Notes:
1. See final construction plans by northern engineering services for all grading,
drainage and design of streets and walks.
2. See demo plans by northern engineering for existing trees to be removed.
3. Porous pavement material cannot be changed without a minor amendment.
4. Structures and landscaping within the Sight Distance Easement shall not
exceed 240 inches in height.
5. Deciduous trees may be allowed within Sight Distance Easement as long as all
branches of the trees are trimmed so that no portion thereof or leaves thereon
hang lower than 6 feet above the ground, and the trees are spaced such that
they do not obstruct line of sight for motorists. Deciduous trees with trunks large
enough to obstruct the line of sight for motorists shall be removed by the owner.
Planting Notes:
1. ALL PLANT MATERIAL SHALL BE IN ACCORDANCE WITH AMERICAN ASSOCIATION OF NURSERYMEN (AAN) SPECIFICATIONS FOR NUMBER ONE GRADE.
2. ALL TREES TO BE BALLED & BURLAPPED OR CONTAINERIZED.
3. ALL LAWN AREAS TO BE IRRIGATED WITH AN AUTOMATIC POP-UP IRRIGATION SYSTEM. ALL SHRUB BEDS AND TREES TO BE IRRIGATED WITH AN AUTOMATIC DRIP OR BUBBLER IRRIGATION SYSTEM.
4. EDGING BETWEEN LAWN AREAS AND SHRUB BEDS TO BE 1/8" X 4" GALVANIZED STEEL SET LEVEL WITH THE TOP OF THE SOD LAWN, IF REQUIRED.
5. ALL SHRUB/GROUNDCOVER/FLOWER BEDS SHALL RECEIVE A MINIMUM OF 3" WOOD MULCH ON TYPAR FILTER FABRIC.
6. LANDSCAPING CREWS WILL NOT ALTER PLANT SIZE, HEIGHT OR SPECIES SELECTIONS AS NOTED INT THE PLANT SCHEDULE AND ON THE PLAN. WHILE MINOR ADJUSTMENTS IN PLACEMENT ARE
ACCEPTABLE, THE INSTALLED LANDSCAPING SMALL MATCH THE APPROVED PLAN AS CLOSELY AS POSSIBLE. WHERE SUFFICIENT QUANTITIES OF ANY SELECTION ARE NOT AVAILABLE FROM A SINGLE
SUPPLIER, THE CONTRACTOR MUST USE ANOTHER SOURCE. IF A LOCAL SOURCE IS NOT AVAILABLE, THE CONTRACTOR CAN USE A DIFFERENT PLANT OF SIMILAR SPECIES AND FORM THAT PROVIDES
THE SAME EFFECT AS THE ORIGINAL SELECTION. IF THE LANDSCAPING INSPECTION REVEALS THE INSTALLED PLAN DOES NOT MEET THESE REQUIREMENTS, THE CONTRACTOR MAY BE REQUIRED TO
REMOVE AND REPLACE PLANT MATERIALS AS NECESSARY.
7. THE IRRIGATION SYSTEM SHOULD BE ADJUSTED TO A LOW WATER REQUIREMENT, BASED ON THE NEEDS OF SELECTED PLANT MATERIAL.
8. KEEP ALL TREES 10' CLEAR FROM WATER AND SANITARY SEWER LINES, AND 4' CLEAR FROM GAS LINES. ALL SHRUBS MUST BE KEPT 4' CLEAR OF METER PITS. STREET TREES WILL BE KEPT A MINIMUM
OF MY FROM PUBLIC STREET LIGHTS, AND ORNAMENTALS KEPT I& AWAY.
9. ANY DISCREPANCIES WITH THE DRAWINGS AND SITE CONDITIONS SHALL BE BROUGHT TO THE ATTENTION OF THE LANDSCAPE ARCHITECT PRIOR TO PROCEEDING WITH CONSTRUCTION.
10. LANDSCAPE CONTRACTOR SWILL BE RESPONSIBLE FOR ANY COORDINATION WITH SUBCONTRACTORS AS REQUIRED TO ACCOMPLISH PLANTING OPERATIONS.
11. GROUND COVERS SHALL BE PLANTED IN A TRIANGULAR PATTERN AT SPACING SHOWN IN LEGEND OR SCHEDULE. WHERE GROUND COVER ABUTS CURBING, WALLS OR WALKS, MINIMUM PLANTING
