Department: Engineering. Itemsl: Acknowledged. We have had confirmation that the existing walks are acceptable and required no further improvements necessary. Item 2: The sidewalks with dimensions are shown on site and landscape plans. We had confirmation that labels for the dimensions to the existing Right -of- way on West Harvard is acceptable as shown on the revised drawings. Item 3: All planting beds as shown on the landscape plan are existing beds and will all be replanted. Other existing planting is in an existing courtyard where the new addition is located. See landscape plan. The existing utilities are shown on the site and landscape plan. Planting as been adjusted to meet the separation distances. This covers a total 1,560 square feet with 600 square feet being of existing landscape. Per our discussion, the addition impervious area is therefore under the 1000 square feet and will not require a drainage report. Box 580 Fort Collins, CO 80521-0580 RE: Minor Amendment for the Light Center, Fort Collins The Light Center is located on South College and north of West Harvard. The project is zoned C — Commercial. This submittal is for a 1,560 square foot new addition of the existing show room on the southeast corner and a remodel of the existing store. The existing exterior will be renovated and a more prominent entry feature will be added on the southeast side of the building. The existing parking lot will remain. The parking spaces directly south of the building will be readjusted from 9 existing spaces to 8 parking spaces to allow for a sidewalk, accessibility from the building, and a van accessible space. The landscape will be upgraded and new plantings installed around to the building and parking lot islands. There are two mature trees in the parking lot. One tree, adjacent to the building, will be removed. The applicant has met with the City Forester to review the trees and it was determined that the tree to be removed will require two additional trees to mitigate the one lost. The new addition will not require any additional utilities or services. Please see the attached elevations, site and landscape plans.
