Re: Overland Hills 1st Filing Development
Dear Mr. Hahn:
It has recently been brought to my attention that the certification
submitted to the City for the storm drainage facilities for the
Overland Hills 1st development was submitted using the wrong set of
utility plans. Consequently, the drainage swale adjacent to the
back lot lines of lots 7,8 and 9 was not completed or certified.
Now that homes are being built along this swale it is important
that the drainage system is completed. In addition, I know one
property owner is in the process of landscaping and needs the swale
to be constructed as soon as possible in order for them to
landscape and sod at the proper elevation.
As you are aware the Development Agreement allowed for the issuance
of 2 building permits prior to the completion of the drainage
facilities and as of this date that number has been exceeded based
upon the original certification. It now is the Citys, position
that the swale must be completed and the drainage system
recertified by July 14th. In addition, some of the original
drainage system is in need of maintenance work in order for it to
function properly.
Please be informed that if the system has not been completed in the
specified time frame, all further building permits will be held
until such time as the storm drainage system is built and conforms
to the design as approved on the revised utility plans.

I have reviewed the plats submitted for Overland Hills lst and 2nd
Filings and the Amended Plat of Lots 24, 25 and 26 of Springfield
Subdivision 6th Filing and have no comments other than to note that
design and construction of Platte Court through Springfield 6th
Filing must be to urban standards.

Dear Katherine:
Please notify the City of Fort Collins, Engineering Department, when the
31st building permit is taken out for the Springfield Subdivision, 6th
Filing. The developer of this subdivision, currently Harold Miller, has
entered into an agreement with the City to reimburse us for extending
Horsetooth Road to the Springfield Subdivision prior to building on the
last 10 of the 41 lots in this filing. The agreement has been recorded and
all subsequent owner/developers of t1ais subdivision will be required to
honor this agreement. A copy of the agreement is attached for your use.
