Show the grease interceptor on the site plan - location of this item. may change the electrical
routing shown.
Indicate what side of the landscape strip that the 30 inch fence is to be Icoated. is it the street
side or the parking lot side.
Utility Plans
Provide the easements.
The detail for the grease interceptor needs to be on the utility plans as they are all that will get
recorded in the vault for this project.
Provide a detail for the resetting of the bricks that are to be removed and put back. (R)

Site/Landscape Plan
An additional tree on College Ave is being shown on the utility plan, but not the site/landscape
plans.
Utility Plans
The plat that is provided is not a recordable plat. Therefore the easements shown will need to be
dedicated by separate document. If it is the desire to record a plat than that needs to be done
following the process through the Planning Department.
Show proposed striping for parking.
Provide a detail for the resetting of the bricks that are to be removed and put back.

Note: for those of you who receive site, landscape plans and elevations another comment sheet
was provided with those sheets. Please comment on all additional portions of the project on this
sheet.

Site/Landscape Plan
• The plan should be labeled as a site/landscape plan not site/ utility plan
• Per the DDA Pedestrian Way Design Guidelines - street trees are needed on both Laporte
and College at 4 feet from the face of the curb in tree grates. Also an 8 foot unobstructed
pathway is needed beyond that. These need to be shown on the plans. This does not
appear to work with the planed patio area.
• Are there to be any street lights along Laporte'?
• Encroachment permits will be needed for all areas extending into the Row. This includes
the awnings and patio. No doors can open into the Row.
• Curb stops are needed for the parking stalls located in the rear to prevent vehicles
overhanging the landscape area.
• Can a vehicle get out of the eastern most parking stall north of the dumpster? Looks
pretty tight.
• Is there any curb or barrier on the south side of the parking area? How is the parking on
the adjacent tot configured? Is access needed across this site to access it'? An access
easement may need to be dedicated then.

• utility plans show a proposed location of a bike rack near the corner that is not shown on
the site plan. It also does not appear to be in compliance with the recommenced locations
within the DDA Pedestrian Way Design Guidelines.
• Show the brick paving as it exists and is being proposed.
Utility Plans
• Per the DDA Pedestrian Way Design Guidelines - street trees are needed on both Laporte
and College at 4 feet from the face of the curb in tree grates. Also an 8 foot unobstructed
pathway is needed beyond that. These should be shown on the plans.
• Curb stops are needed for the parking stalls located in the rear to prevent vehicles
overhanging the landscape area. The landscape area is shown on the site plan to be 5 foot
in width.
• No parking is shown on the south side on the site plan.
• Is there any curb or barrier on the south side of the parking area? How id the parking on
the adjacent lot configured? Is access needed across this site to access it'? An access
easement may need to be dedicated then.
• On Laporte, from the west taper the curb height from 8 inches down to 6 inches and then
taper back up as necessary to meet the height of the curb at the inlet. The height of the
curb on College should match that that is there and taper from one height to the other (if
applicable)
• The proposed bike rack near the corner, does not appear to be in compliance with the
locations indicated within the DDA Pedestrian Way Design Guidelines.
• Provide a detail for the brick paving.
