• _ The variance request to use a 4 foot attached sidewalk along the frontage of the property has
been granted.
Per the street repair and reconstruction standards and guidelines the patch along the frontage
of the property will need to go out beyond the parking lane. With this there should be no
problem in meeting the minimum grade requirements along Grandview.
_ -'I lie slope along, Grandview needs to meet the minimum grade requirement of .4% flowline
slope. Move the grade break high point out so that the minimum grade can be meet on both
sides of the high point.
_ -Add the following general notes t the plans: All street, sanitary sewer, storm sewer and
waterline construction shall conform to City of Fort Collins standards and specifications
current at the date of the Development Agreement pertaining to ....
And - Prior to the commencement of any construction that will effect traffic signs of any
type, the contractor ...
Provide the alley cut detail for the walk/ ramp for the ramp that needs to be built or just
provide a ramp detail.
