RE: Oakridge Business Park Filing No. 29, Hercules Expansion — Request for
Variance for Sidewalk Width, Parkway Width, and Right -of -Way Width on
Innovation Drive

Dear Marc:
Please consider this as the Variance Request for sidewalk, parkway, and right of way width on
Innovation Drive cast of the proposed Oakridge Business Park Filing No. 29. The proposed plan
as submitted provides for a 4.5' sidewalk, a 4.5' — 5.0' parkway (flowline to face of walk) and
retains the existing 62' right of way for the 190' of frontage currently undeveloped. These
dimensions are less than the Commercial Local Street dimensions on Detail D-2-e in the "Design
and Construction Criteria, Standards and Specifications for Streets, Sidewalks, Alleys, and Other
Public Ways", City of Fort Collins, Colorado, City Engineering Office, July 1996, (City's Street
Design Criteria). The detail calls for a 66' right of way with a 5' detached walk and a 6'
parkway.
The variances are being requested because of the existing improvements on Innovation Drive.
On the north side of the site, adjacent to Innovation Drive, there is presently a detached walk for
a distance of 110' that will not be removed with the proposed improvements. In this area, the
walk is 4' in width with it 4' parkway. The site to the south has an existing 4' attached sidewalk.
We are proposing tying to the existing detached walk to the north with a 4.5' walk, the back of
which will be on the existing right-of-way line, carrying the 4.5' detached walk southerly along
the proposed improvements, and transitioning to the attached walk on the south end. The
landscape planning firm for this project, BHA Design, feels that the proposed 4.5' - 5.0' parkway
will provide adequate width for the street trees. This will provide improvements that are
consistent with the City's current standards for detached walks and will have adequate walk and
parkway widths to meet pedestrian and landscaping needs.
We would also request that the requirement for an additional 2' of right of way on Innovation
Drive be varied from City Standards for the following reasons:
I. The proposed improvements as stated above will fit within the existing right of way.
2. The right of way width of Innovation Drive is consistent for the entire roadway length.

Much of the frontage on the street is presently developed and will not he dedicating right of
way to bring the width up to City Standards throughout.
It is not anticipated that public health, safety, and or welfare problems will be created if these
variances are approved.
