• The Developer will need to secure offsite construction easements for all work, including grading,
outside of the platted boundary for this property. Letters of intent for all offsite easements will
need to be submitted prior to the administrative hearing and original, signed documents need to
submitted prior to final compliance.
• Please provide a detail of the directional ramps being proposed. Include the actual dimensions
and slopes of the ramps.
• Please resolve the issues of the pedestrian bridge crossing the swale along the east property line.

• A development agreement will not be required for this project due to the minimal amount of
public improvements being constructed. The City .vdl want the proposed improvements to
be completed prior to the issuance of the first Certificate of Occupancy. Please modify the
General Notes to reflect this change.
• City staff has determined that a Development Construction Permit is not necessary for this
development. The installation of the utility lines and the asphalt cuts can be accommodated
by an excavation permit. An excavation: permit can be obtained at the engineering counter.
• Please modify the text on the plat as indicated.
• Please provide a better vicinity map on the plat.
• Note on the plans that both access points to the site will need to be constructed in
concrete to the property line.
• You will need to apply and secure a curb cut permit for each of the access points off of
Innovation Drive.
• Please provide curve information for the sidewalk along Innovation Drive for construction
purposes.
• The Developer will need to secure offsite construction easements for all work, including
grading, outside of the platted boundary for this property. Letters of intent for all offsite
easements will need to be submitted prior to the adminisrative hearing and original. signed

• Confirm with the utility departments that placement of the monument signs will be okay within
the utility easement along Innovation Drive.
• Please make sure that the site, landscape, and utility plans are the same. There were a
couple of areas where there were some discrepancies.
• Should the sidewalk to the Union Pacific Trail System be contained within a pedestrian access
easement? Please confirm this with Kathleen Reavis.
• The shared access between this property and the property to the northeast should be 20
feet wide for emergency purposes.
• Please refer to the utility plans for additional comments and concerns.
