Dear Mr. Delich:
This letter is in response to the variance request dated March 19, 1997 for a reduction in the centerline radius
for the two curves on Oakridge Drive south of McMurry Avenue.
The request to be allowed to reduce the centerline radius from the standard 610 feet (40 mph design speed) to
a 240 foot radius (30 mph design speed) is granted for the first curve south of the intersection of Oakridge
Drive and McMurry Ave
Therequest to reduce the second curve (next curve south) is denied. In your letter you indicated that in your
opinion Oakridge Drive between McMurry Avenue and Wheaton Drive should be posted for a speed of 30
mph. This does seem appropriate and therefore a 35 mph design (420 foot radius) will be allowed for the
second curve to the south of McMurry.
The plans for the Oakridge Drive Extension will need to be modified to show this design. This may also
affect the Oakridge Business Park 26th Filing - Comfort Suites, if so these plans will also need to be
modified to reflect the new design.

Dear Mike:
This letter pertains to the request for a variance from the
"Design Criteria and Standards for Streets" for the centerline
radius of a collector street in the Oak Ridge Business Park.
Oakridge Drive is proposed to have a centerline radius of 240
feet. There will be stop signs at its intersections with
McMurray Drive and Wheaton Drive. This street is classified
as a collector street. The posted speed limit on these
streets is typically 30-35 mph.
The standard centerline radius for a collector street, from
the cited reference, is 610 feet. The design speed is 40 mph
for this radius. Using the 240 foot radius, the calculated
speed is 30 mph with an e + f value of 0.25. This is at the
low end of the typical speed limits for collector streets.
A posted speed of 30 mph is appropriate. This segment of
Oakridge Drive will be busy, especially during the peak hours.
The street segment. itself will only be 0.25-0.30 miles long
with a number of driveway accesses. Speeds in excess of 30
mph are not expected. This calculated speed coinciding with
the recommended speed limit leads to the conclusion that the
variance to the 610 foot centerline radius should be approved.
Care should be taken in landscaping and driveway locations so
that sight lines are not jeopardized. The smaller proposed
radius will not create a hazardous condition.

Engineering
1. The design has been revised. You will note on the profile that there is still a discrepancy between
the plans that Stewart completed and our profile. This discrepancy is in the slope along the
frontage of the Comfort Suites site and results from the survey information that we gathered at
the existing Wheaton verses the information that Stewarts is using. I have the same elevations
at the Comfort Suites entrance as the Stewart plans show.
2. Additional information was added at Wheaton. The curb returns are in but a portion of the north
one will need to be replaced.
3. Variance request from Matt Delich is included.
4. Revised drive to match Stewart plans.
5. The sidewalks on McMurry are future and will be designed and constructed with the adjacent
development.
6' We will dedicate any right-of-way that is not dedicated with the Comfort Suites.
7. Added the median across Wheaton on the striping plan.
& Revised the striping as requested.
9. Added a note to construct ramps but not sidewalk.
10. The drive is to be constructed with Comfort Suites and is not a part of this project.
11. Removed reference to this detail as it does not pertain to this project.

1 Need to provide detail D-18 for the intersection of Oakridge Drive and Wheaton Drive. The
plans reference detail on sheet 7, but the only detail that is on there has the cross pan.
2 See attached letter regarding variance request for centerline radii.
3. The street intersection detail does need to reference Detail No. 4 and this detail needs to be
provided as shown if a cold joint is to be used.

Oakridge Drive - Wheaton Drive To McMurry Ave March 4, 1997
1 _ Your design is creating a drainage problem at the intersection of Oakridge drive and Wheaton
Drive. A sump condition is being created and no inlets have been provided- This design is also
different than that shown on Stewarts Plans.
2 Additional information needs to be provided at the intersection of Oakridge Drive and
Wheaton Drive- Was Wheaton built according to the plans on file? What curb and gutter is in - is
it all to remain?
3 The minimum cemerline radius for a collector is 610 feet. A variance request can be submitted
with justification for this design. I don't know if it will be granted or not.
4 The access drive shown differs in width than that shown on Stewarts Plans.
5. Are the sidewalks shown on McMurry existing or future?
6_ Need to figure out how the Row for the road is to be dedicated. The Comfort Suites plans
showed dedicating the full row along their property line. This will work_ I guess it depends on
how you want to do it.

7 Show the full intersection of Oakridge and Wheaton_ Want to see where the median sits -
want to make sure the lanes line up
8 The stripping should be as follows. 7 foot bike lanes, 12 foot travel and center lane.
9 Provide sidewalk ramp details as the curb returns need to be poured to accommodate the
walks even if the sidewalk is not placed at this time.
10. Need a driveway detail if the access on the south is to be shown and installed with these
plans. The intersection detail wont work for it also.
11 Provide detail no 4 - cold joint detail.
