• The project may proceed with mylar submittals assuming that concerns from all departments are
addressed. In addition, a meeting with the engineer must be scheduled prior to this resubmittal with
Engineering and Stormwater to go over these comments.

General Comments
• "These comments for the plat are for the engineer's use. Please note that according to the
Planning Department, a replat has not formally been received by the City in conjunction with
the Minor Amendment.
Plat
• The plat needs to be revised with new plat language. This has been emailed to Joe DeHeart.
• Of concern is the dedication of right-of-way on this plat. The owner of the land currently in
question (that is being negotiated between Mr. Neal and the Miramont H.O.A.) will have to
sign off on the plat at the time of dedication.
• What is Tract A being designated as?
Utility Plan
• The Utility Plan needs to show the offsite improvements that are required of this
development: (these should not conflict with the designs by TST Engineering, please note
the memo sent by our City Engineer regarding this)
• Curb and gutter plus 10' sidewalk along Mail Creek Lane. (With plan and profile.)
• Bike/ped trail from Roma Valley Drive to the bike/ped bridge. (With plan and profile.)
• Provide details of the HERCP across Roma Valley Drive at Mail Creek Lane. At what
elevation will it be placed at?
• Provide spot elevations at the intersection of Mail Creek Lane and Roma Valley Drive.

• If at all possible, reduce the slope around the northwest corner of the Roma Valley Court and
Roma Valley Drive intersections. Slopes should be as close as possible to 2%, with an
absolute maximum of 4%.
• The indication of striping on the plan should be revised to 2-8' bike lanes and 2-10' travel
lanes. The bike lanes shall be shown up to the bike and ped trail at the former Highcastle
Drive alignment.
• Add the Traffic Engineer to the signature block. Replace all occurrences of "Director of
Engineering" with "Civil Engineer".
