• Provide a title block in the lower right corner that includes the name of the project, name
of the sheet, sheet number, engineer's name, address, and phone number, etc.
• You will need to contact the property owners about their landscaping. This is
encroaching into the public R.O.W. and will need to be removed prior to the construction
of the alley.
• The entrance still does not meet the standards. Refer to the current standards in the
"Design and Construction Criteria, Standards and Specifications for Streets, Sidewalks,
Allcys, and Other Public Ways" manual.
• Some of the text is still too hard to read.
• The scale of the entire site does not match the proposed scale. Make the appropriate
corrections. Recheck the entire site and submit again.
• The Site Plan, Utility Plan, and Grading Plan do not match. Please correct.
• The concrete pan at the entrance to the alley does need to be replaced to meet the current
standards.
• Refer to the Site Plan for comments about the parking stalls.
• See Sheet I of 5 for additional comments and concerns.

• You need to provide an 8' utility easement along the westside of the alley per City
standards.
• You will need to relocate the electric box into the easement.
• See comments on Sheet 1 of 5.
• Show the storm sewers, inlets, etc. on this sheet. We need to know if there will be any
conflicts.
• See Sheet 2 for additional comments and concerns.
Sheet 3 of 5: Grading and Drainage Plan
• This sheet does not match the Site Plan and Utility Plan.
• You need to provide a minimum of 2% cross -slope on the alley.
• See additional comments and concerns on Sheet 3.
Sheet 4 of 5: Storm Drain Plan and Profile/Details
• The driveway entrance to the site is incorrect for a driveway approach off of an alley. i.e.
There aren't any sidewalks and there are supposed to be tapers.

• We would like you to provide us with a soils report and pavement design per new city
standards as of April, 1996.

• The legal description should be shown on the cover sheet as part of the title.
• The new street standards state that the minimum width of a drive lane in a parking lot is
24'. The site plan is showing 20'. This needs to be corrected.
• Handicap parking stalls are required to be a minimum of 12' wide with ramp access to
sidewalks. The handicap parking stalls that are shown are 11'. Please modify.
• For compact parking stalls, the minimum length is 19' for a configuration as shown. You
need to modify these to meet the current street standards.
• Need to provide handicap access ramps from the parking lot to the sidewalks.
• From a pedestrian standpoint, a sidewalk should connect, along building "D", to the
sidewalk on the north side of the parking lot. See plans for the location.
• Show all existing features with hidden lines to distinguish from the proposed features
better.
• I'm concerned with the handicap parking spaces and their locations. It seems as though it
will be hard for cars to back out. Consider redesigning.
• The sidewalk on the south side of building "D" needs to be 6' wide to accommodate for a
2' overhang from parked cars.
• Some of the text is difficult to read. Please modify.
• Show a typical cross-section of -the alley as well as several working cross -sections with
all water and sewer crossings.
• The driveway entrance does not meet the new street standards. Please redesign to meet
standards.

• Show all property lines and easement lines more clearly.
• Show storm inlets, pipes, etc.
• Include a legend identifying symbols and line types used.
• Distinguish existing and proposed features better. i.e. use hidden lines for all existing
features and solid, darker lines for proposed features.
• Would like to see existing features for 150' outside of the project limits.
• How does the existing sidewalk tie-in to the alley? Will part of the sidewalk have to be
removed and replaced? Please clarify.
• Will you be cutting into Myrtle Street? If so you will need to coordinate with Rick
Richter. The city is planning to do some improvements on this street.
• Make sure that the pavement design complies with the new standards for streets.

The cross -sections of the alley are incomplete. Need to see full cross -sections with all
relevant information including cross -slopes, elevations, etc.
Provide a vertical scale.
Identify on the plan view where the profile begins and ends. Show stationing on the plan
view.

Please modify note number 4 of the General Notes. It currently doesn't match
with what is stated on the plans. Make sure that this note matches what is being
proposed throughout the plan set.
* Since the alley is not 20 feet wide where the entrance to the apartments is, the
entrance needs to be flared. Use the values for an alley that is 18 feet wide.
Refer to the street standards for these values.
* You will need to contact the adjacent property owner and inform them of what
you are proposing to do with the alley, more specifically, the paving of the alley.

Inform them that they are encroaching in the ROW and that they will need to
relocate their plants/flowers so that the alley can be paved. If they do not comply
with this, contact a City inspector.
* A couple of issues concerning the paving of the alley:
1. You can ask the adjacent property owner(s) to share the cost of the
repaving/improvements of the alley since they will be benefitting from it in
the e:nd. This way you will not have to bear all of the cost
2. If the adjacent property owner(s) are not willing to contribute in the
cost of the alley improvements, you can enter into a repayment
agreement. In other words, when the adjacent property redevelops or
changes use, they would need to refund you their share of the cost of the
alley improvements.
