Dwelling Unit #3 is shown to be set back only 9' from the right-of-way for Chase Drive, a local street. Section 3.5.2(D)(2) of the Land Use Code requires that the building be set back a minimum of 15' from the right-of-way for this street. Lot M5, based on the Site Plan submitted, is changing from one approved 6-plex lot to 6 single-family attached lots in the form of 3 two-family (duplex) structures. Dwelling Unit #6 is shown to be set back only 12.85' from the right-of-way for Coffey Parkway, a collector street. Section 3.5.2(D)(2) of the Land Use Code requires that the building be set back a minimum of 15' from the right-of- way for this street. The Landscape Plans, especially for the two-family dwellings on the replat of Lot M5, show only street trees. These rwo-family dwellings must satisfy the landscaping requirements set forth in Section 3.2.1 of the Land Use Code. Please check with Tim Buchanan, the City Forester, to verify that the proposed street trees are on the approved Official Street Tree Species list. The applicant should submit a narrative describing exactly what type of dwelling unit changes are being requested. This information is not clear on the application nor is it specifically defined in the Land Use Data on the Site Plans. The replats for Lots Mt & M5 must be submitted to the Current Planning Department for review and public hearing. They cannot be approved administratively through the Minor Amendment process. I will review that when reviewed thru the planning process. Both lots Currently the approved plans do not show water and sewer services to these lots. The original plans need to be revised to show the service locations as proposed. Lot M1 Building overhand and footings can not extend into easements. This looks like it might be of concern on building 1 and building 3 on Lot M1. The walls of the buildings look like they are right of the easement line - which probably means the building eaves/ overhand will extend into the easement. Lot M1 Might be worthwhile to talk to Melody on whether they plan on submitting plans for the shared driveway that would cross the western end of Lot M1 adjacent to building 1. The driveway as shown for building 1 probably does not work (would exceed allowable driveway width) unless we know that a shared drive is not planned. If a shared drive is not planned - it would be best to look at vacating the shared easement and then this property would have more space to use. Otherwise - we need to look at flipping the building or a way in which we won't have a conflict with the shared driveway. Both lots Need to have water/wastewater review the landscape plans to verify that the tree placement and separation from utilities is acceptable. On the revised utility plan sheets provided for review. Sheet 28 - don't see a need for this sheet to be revised. Neither lot is on it. Sheet 29 - Need to coordinate with Tetra Tech they have a revision to this sheet that is already in review.
