Which reminds me that I still have the redlines. I'll put them out on the planning counter this morning to pick up at your convenience. When we met with Tess last week she had a couple of comments: The curb return on the north side of the south access point has fallen apart. Please redesign and reconstruct with the standard 20' radius. Please provide additional signing and striping at the south access point to help clarify driver right-of-way where all the drives come together. Painted stop bars and the addition of stop signs would help. Also, I've got a question in to CDOT regarding the sign design with it being so close to the curb on College. Also provide some measures to mitigate the vehicle/pedestrian conflict as listed in the Land Use Code in 3.2.2.(C)(1)(a) since this is the primary pedestrian access from the public sidewalk. CMNT Anne Aspen Because of the nature of the proposed uses, a drive - through bank and a restaurant, there will be increased traffic conflicts. Where will loading for the restaurant occur? I assume it will happen by the northwest door —it looks like the back door into the restaurant. Because of the exiling drive -through bank customers and existing access to the businesses to the north, you will probably need to do loading in the existing drive on the west side of the building. CMNT Anne Aspen The degree of vehiclelpedestrian conflict is sufficiently high at your SW drive aisle crossing to warrant a greater degree of mitigation. Please provide a break in the drive aisle paving and a continuance of the pedestrian paving instead of just striping the crosswalk. You may use color, special pavers or scoring to create a distinction between the drive surface and the pedestrian surface. It must be Gear that the pedestrian has the right of way.
