Traffic memo provided, reviewed and impacts are acceptable
Denied need to provide a Traffic Memorandum to determine if
there are any impacts that need to be mitigated due to the
increased trips and determine impact(s) to the intersections.
See Chapter 4 of the Larimer County Urban Area Street
Standards for information and requirements on Traffic
Memorandums. Questions about the Traffic Memorandum can
be directed to Ward Stanford in Traffic Operations.

THE LANDSCAPE DETAILS NEEDED.
HLD 04/13/2004 2:53:46 PM New site plan received 4-13-04 showing an existing play area
of 1440 s.f., so there is enough play area now. Still need
detailed landscape plan.
HLD 03/29/2004 2:44:15 PM Based on a capacity of 72 children, the play area must be
4075 s.f. in size (per Section 3.8.4(A) of the Land Use Code).
Only 3000 s.f. is proposed. Shrubs must be 5 gallon in size
and achieve a height of 3' to 5'. Revised plan is required
showing increased size of play area, and labeling what types of
shrubs are proposed. 2880 s.f. of indoor Floor space must be
devoted to child care center area to comply with indoor space
requirements of 3.8.4(A).
