In general provide more information including spot elevations to show how both alleys drain. Also, the driveway on the east -west alley should be constructed per the alley standards with flares instead of curb returns (See Detains D-3-a and D-3-b in the City's street design manual). • Please show in more detail how the drive -over curb and gutter is transitioning to vertical curb and gutter. • Please make sure that the utility plans match the site and landscape plans. • Please contact the City Forester regarding the existing trees and the installation of the utilities. This was noted, but was it done? • Please provide a detail of the access ramp that ties into the existing sidewalk along Laurel Street. The site plan shows access ramp type improvements.• Please clarify. Per Land Use Code Section 3.3.2(1))(7)(b), the existing overhead utility facilities shall be permitted provided that that the developer has installed conduit to accommodate future undergrounding. On street parking wil not be allowed. • Please make sure that the utility plans match the site and landscape plans. • Please contact the City Forester regarding the existing trees and the installation of the utilities. • Please provide a detail of the access ramp that ties into the existing sidewalk along Laurel Street. • Please include details D-15, D-20 and D-21 on the detail sheet.
