INTERSTATE LAND PUD - PLAN REVIEW DECEMBER 28, 1995
THE STATE HAS INDICATED THAT THEY WANT TO SEE A RURAL X-SECTION ON THE FRONTAGE
ROAD. THIS WAS BROUGHT UP AS A POSSIBILITY IN THE MEETING HELD ON NOVEMBER
22, 1 995. THIS TYPE OF CONFIGURATION MIGHT REQUIRE ADDITIONAL ROW TO BE
DEDICATED. THE STATE HAS INDICATED THAT THE WALK WOULD NOT HAVE TO REMAIN IN
THE ROW. A PEDESTRIAN EASEMENT WOULD BE NEEDED FOR WALK PLACED OUTSIDE OF
THE ROW. THE ROAD SECTION SHOULD INCLUDE A 6 FOOT PAVED SHOULDER WHICH
WOULD DOUBLE AS A BIKE LANE.
SITE PLAN
• THE 8 FOOT SIDEWALK ON PROSPECT - ONLY A 5 FOOT REQUIRED. AN B FOOT WALK
CAN BE PROVIDED BUT THE CITY WILL ONLY PAY FOR ONE FOOT.
• WALK ON GATEWAY DRIVE SHOULD BE WITHIN THE ROW
• THE SITE PLAN INDICATES POSSIBLE PEDESTRIAN FEATURES AT MAJOR INTERSECTIONS,
DEPENDING ON WHATTHIS CONSISTS OF WE WOULD NOT WANT HIS IN THE ROW.

Interstate Land PUD, first filing May 31, 1996
Additional items that are needed are:
• Design of the improvements for the Frontage Road and Prospect Road
intersection. To include a west bound right turn lane and a east bound left
turn lane. These improvements would not need to have curb and gutter,
unless they are the ultimate improvements. Please let me know if your design
is for the interim conditions or for the ultimate (so I know how to comment).
• A striping plan for the above design.

Utility Plans
Drainage and Erosion Control Plan, sheet 3
• A concrete chase should be provided from the curb cut on the frontage road
to the sidewalk culverts.
Grading Plan, sheet 4
• Show the grading that is to occur on the south and the east side of the
Frontage road.
• Show and label the Row line on the south and east. If the grading goes
outside of the row than a grading easement will be needed.
Horizontal Control and Utility Plan, sheet 5
• Show the sight distance easement lines.
• Provide Type III barricades at the end of the sidewalk.
Proposed Frontage Road Improvements, Plan and Profile, sheet 6
• Show type III barricade at the end of the sidewalks.
• A 2 Inch minimum overlay would be required and it would need to meet City of
Fort Collins Standards, exact requirements will depend on the pavement
design from Taracon.
• See plans for additional comments.
Proposed Frontage Road Striping and Signing Plan, sheet 8
• On guardrail section C show a 2 inch paved section extending one foot
behind the guardrail post as indicated in the M & S Standards.
• The striping plan looks okay to me, I will send a copy of this and the striping
and plan for prospect and the frontage road to transportation at the next
submittal.
Frontage Road Cross Section, sheet 9
• In addition to what is shown as being done, show the future right turn lane
and gutter and indicate it as future improvements.
• Draw the overlay on the sections and adjust your flowline elevations to
account for the overlay so no lip is left at the edge of gutter.
• Is the edge of the gutter shown adequately? It does not appear that the 8
1 /3% fall in the gutter is accounted for in your x-slopes.
• Correct the: x-sections to show the walk along the detention pond area.
Details, sheet 11
• The vertical curb transition detail appears twice.
• On the vertical curb transition detail - what happens with the pavement?
Does the edge of pavement stay in line with the gutter edge or go back to the
flowline after the gutter ends?
Details, sheet 12
• Modify the access detail as indicated on the plans.
• Provide a detail for the 12 foot curb opening and concrete chase.

Frontage Road Cross Sections, sheet 9
• The shoulder slopes at sections 17+00, 18+00, and 19+00 do not meet the
State Highway Access Code requirements. See Section 4.10 (7): a minimum
slope of 4:1 for 6 feet and then not steeper than 3 1 shall be provided. If this
can not be accomplished in the existing ROW off site slope easements will be
needed.
