Dear Lynn:
During this past construction season, the City completed a portion of Timberline Road adjacent
to the above-relerenced development. In accordance with the City Code, if the City constructs
such improvements, it may collect the property owners share of the costs prior to the issuance of
any building permit.
Because the final closeout of this project is not yet complete, I have assessed the estimated cost
of these improvements at $12,229.00 with the building permit for 2000 Bighorn Drive. When
the closeout of this project has been completed. I will notify you of the actual amount owed for
this work. I expect that the actual cost will be slightly less than the estimated cost and any
refund will be remitted with the notification.

This letter is to serve as a request for a variance from construction of the standard
detached sidewalk to the construction of an attached sidewalk on the north and west
sides of the subject project.
An attached sidewalk has been proposed as part of this project to be consistent with
adjacent streets in this development which also utilize attached sidewalks. In our
design, we have used the appropriate handicap ramp construction details for the
proposed sidewalk with the existing curb configuration. These details are consistent
with City of Fort Collins Design and Construction Standards.

Gentlemen:
This letter will confirm that the undersigned as Owner of Lot 1, Carriage Wash P.U.D.,
Horsetooth East Business Park, is aware that Timberline Partners, Limited, LLLP and/or the City
of Fort Collins will be constructing new drainage facilities principally consisting of installation
of a 15" underground drainage pipe within an existing drainage easement, along Timberline Road,
located on the Lot owned by the undersigned as shown on the attached site plan. The
undersigned has no objection to such construction activities within such easement, provided the
easement area is restored to its present condition after construction is completed. The

Easement Dedication
Dear Jade:
I have reviewed the easement dedication documents that you sent to me in and some additional
information is needed in order to finish processing the documents. The following information/
documents are needed:
1. The dedication document for each easement needs to be modified. The maintenance
statement on each document states "... maintenance of such right-of-way ..." and as it is
easement and not right-of-way being dedicated. the statement needs to be changed to state

2. An additional construction easement is needed for the installation of the stormsewer line
on the Carriage Wash site (per stormwater). Please provide this additional easement.
3. A check for $130 made out to the Larimer County Clerk and Recorder is needed for the
filing fees for the easement dedications already received. This does not include item

4. An additional item to note is that the legal description for the access, utility and drainage
easement for the internal drive does not match what is being shown on the Horsetooth East
Business Park PUD, Third Filing plat.
The above items are needed prior to the City signing the Utility Plans for this project. I have also
attached an Information for Development Agreement sheet. I need this information in order to
complete the Development Agreement for this project. If you have any questions in regards to this
matter, please contact me at 221-6750.

This letter serves to address any concern you may have for offsite easements for the
Horsetooth East Business Park PUD, 2n1 Filing. As of the date of this letter, all offsite
easements related to this project have been granted with the exception of the Grading
Easement on Lot 2, Carriage Wash PUD. This easement is currently in negotiation,
however, due to the timing of events for the submittal of the Horsetooth East Business
Park PUD, Second Filing, the easement is not ready to be recorded.
If you have any concern that this easement may not be granted, please be assured that
we still have a viable project. You still retain the option of making the easement a
requirement in the development agreement. Also be aware of the fact that this
easement is a matter of convenience for construction and cost. If we have any
unforseen difficulties in obtaining this grading easement, our plans can be easily
modified so that no grading easement will be required.
We will keep you informed on the status of this pending easement. Please give me a
call at 221-4158 if you still have any questions or concerns regarding this project. I
appreciate your assistance in reviewing our project in a timely manner which will allow
it to be placed on the January 1999 Agenda for Planning and Zoning.
