separation on both sides of water and sewer lines to utility
easement.

[11/4/03] On Lot 2, there is no need to show the location of the
proposed house on the site and landscape plans. It may change when
it comes time to actually build. Its location will be reviewed when
the permit is applied for to be sure that it complies with setbacks,
etc.
The following comments were expressed at staff review on November
26`":
Engineering:
1. The design and construction for necessary improvements to
LaPorte Avenue associated with this development request must be
done at this time.
2. See Appendix 6 for scanability requirements.
3. Easements to Lot 2 are needed.
4. The curb returns must have a radius.
5. A building envelope, rather than a building, should be shown on
the Site Plan.
6. Tie the proposed sidewalk along LaPorte Avenue into the existing
walk.
7. An easement for the New Mercer Ditch, and a signature block for
the Ditch Company, must be added to the subdivision plat.
8. Erosion control for Lot 2 must be provided.
9. There is a little off -site aradina needed for this development
that requires an easement from than property owner.

1. There is water and sanitary sewer in the LaPorte Avenue right-
of-way.
2. There is an existing 8" sanitary sewer service stub into the
property.
3. Where is the fire hydrant for Poudre Fire Authority service?

Light & Power:
1. Electric service is from LaPorte Avenue.

This development proposal is in a condition to be able to be
scheduled for an administrative public hearing. Please contact me to
schedule a date and time for the hearine, which must be held in the
evening because the property for proposed development is in a
residential neighborhood. We must have the required notification
letter out to all Affected Property Owners at least 14 days prior to
the date of the public hearing.
The comments contained in this letter may be addressed with a re -
submittal prior to public hearing or with a final plan check after
the hearing. Please be sure and return all of your red -lined plans
when you re -submit documents.
