LANDSCAPE NOTES
1. All plant material shall be in accordance with AAN specifications for number 1
gra
2.All shrub beds and trees to be irrigated with an automatic drip (trickle)
irrigation system, or acceptable alternative. The irrigation system is to be adjusted
to meet the water requirements of the individual plant material.
3. All trees to be balled and burlapped or containerized.
4. All shrub beds to be mulched with wood or gravel mulch (3" avg depth) on
typar filter fabric.
5. A free pewit must be obtained from the City Forester before any trees or shrubs
as noted on this plan are planted, pruned, or removed on the public right-of-way.
6. Minor changes in species and plant locations may be made during construction
as required by site conditions. Overall quantity and quality to be consistent with
approved PUD plans. In the event of conflict with the quantities included in the
plant list, species and quantities illustrated shall be provided.
7. All on -sae landscaping must be installed or secured with an arevocable letter of
credit, performance bond, or escrow account for 125% of the valuation of the
materials prim to issuance of a certificate of occupancy.
8. The Owner will be responsible for landscape maintenance including the
plantings in public street rights -of -way.
9 Developer shall ensure that the landscape plan is coordinated with the plans
done by other consultants so the proposed grading, storm drainage, or other
construction does not conflict nor preclude installation and maintenance of
landscape elements on this plan.

11. Topsoil. To the maximum extent feasible, topsoil that is removed during
construction activity shall be conserved for later use on areas requiring
revegetation and landscaping.
12. Soil amendments. Prior to installation of plant materials, areas that have been
compacted or disturbed by construction activity shall be thoroughly loosened.
Organic amendments such as compost, peat, or aged manure shall be thoroughly
incorporated at a rate of at least three (3) cubic yards of amendment per 1,000 SF
of landscape area.
13. Within the drip line of any protected existing tree, there shall be no cut or fill
over a four inch depth unless a qualified arborist or forester has evaluated and
approved the disturbance.
14. All protected existing trees shall be pruned to the City of Ft. Collins Forestry
standards.
15. Prior to and during construction, barriers shall be erected around all protected
existing trees with such barriers to be of orange fencing a minimum of four (4) feet
in height, secured with metal T-posts, no closer than six (6) feet from the trunk or
one-half 2) of the dripline, whichever is greater. There shall be no storage or
movement of equipment, material, debris or fill within the fenced tree protection
zone.
16, During the construction stage of development, the applicant shall prevent the
cleaning of equipment or material or the storage and disposal of waste material
such as paints, oils, solvents, asphalt, concrete, motor oil, or any other material
harmful to the life of a tree within the drip line of any protected tree or group of
trees.
17. No damaging attachment, wires, signs, or permits may be fastened to any
protected tree.
18. Maintain the following separations:
Trees- 10'to all water & sewer lines
Shrubs- 4' to all water & sewer lines
19. Locate all utilities prior to planting.
20. Three mitigation trees shall be planted for the Black Walnut that will be
removed at the south-west comer of the project. These mitigation trees sball be
3.0" caliper shade trees, and planted within % mile of the development site. Code
