LEGAL DESCRIPTION
A replat of lots 1, 2, 13, IA, 15, and 16 of Prospect Park Cast
PUD.
1. All portions of the ex tenor walls of the first story of all
buildings will be located within 150' of an access roadway In
which emergency fire equipment can be maneuvered, or the
buildings will be provided with an approved automatic fire
extinguishing system. Building sire or other criteria of the
Poudre Fire Authority may also Indicate the need for an
approved fire extinguishing system or other fire protection
measures.
2. See subdivision plat for exact description of all easements
and lot lines, lot and tract areas, and right-of-way
geometries.
3. See utility plans for exact geometries of parking areas,
storm drainage areas, utility mains and services.
6. Trash areas to be enclosed with 5- ■In, opaque screen fence
or wall.
5. Handicapped access ramps to be provided at all street and
drive intersections and at designated handicapped parking
spaces.
6. Proposed land uses include office, warehouse, research and
development, assembly, packaging or Installation related to
electronic instruments, and other light industrial uses as

Districts. Additional uses such as office supply, book

anticipated to comprise the first phase of construction.

adjacent buildings may be connected by covered breezeways,
subject to Uniform Building Code requirements.
9. All Signs utilized will Comply with the City Sign Code, or
specific variances will be requested.
10. Required security lighting is to be provided within building
envelopes.
It. Accent lighting of signage, sculptural, and/or landscape
elements is allowed, subject to building code requirements.
