RE: Narrative for TOLMAR, Inc. 701 Centre Avenue Expansion — Minor Amendment
Dear Peter,
The TOLMAR, Inc. expansion project site is located on 7.71 acres at the southeast corner of
Centre Avenue and Worthington Avenue. The applicant proposes to construct an 11,500
sq. ft. warehouse facility expansion and a 23,000 sq. ft office expansion.
A drainage spillway, on the east side of the building, borders the existing TOLMAR Inc.
facility, which will not be part of this work. The building expansions will only take place to
the west and to the north of the existing facility. The expansions are going to take place in
three construction phases, which are estimated to begin spring of 2008.
A new parking lot to the west of the existing facility is going to be the first constructed phase
of the project. The existing parking area to the south of the existing facility will also be
modified slightly, such as re -striping and modifying existing parking islands to accommodate
the new site design, this area is going to be modified in phase two construction. The
parking and proposed drive aisles from Centre Ave and Worthington Avenue will also be
constructed in phase two. The southwest corner of the parking lot will be the last parking
area to be constructed as part of this work. Please see phasing plans on utility, landscape
and lighting plans for clarification.
Architecturally, the second phase, will be the warehouse expansion of the existing single -
story warehouse space totaling 11,500 sq.ft. Exterior building design and materials will
match the existing exactly, i.e.: colored concrete tilt -up panels that make up the full story
height of the expansion space. Parapet height and detailing will match the existing as
shown on the building elevations. The third and final construction phase includes a two-
story office building addition on the north side of the existing facility along Centre Avenue.
The majority of the exterior walls will be colored concrete tilt -up panels that make up the full
two-story height, while employing aluminum windows as well as curtain -wall glazing and
spandrels. The two-story office addition will significantly increase the presence of the facility
on Centre Avenue and will bring definition to the streetscape.
A network of existing pedestrian walkways is provided throughout the development, with
connections to Worthington Avenue and Centre Avenue. Primary vehicular circulation will be

from Centre Avenue with a secondary access from Worthington Avenue. The Worthington
Avenue access is primarily for large trucks involved in shipping and receiving to and from
the facility. The proposed main entrance of the facility is now located on the west side of the
building providing easy access into the building for employees and visitors. The accessible
spaces are placed up front with a flush curb and ramps are also provided along the
sidewalks next to the building.
The design objectives of the landscape plan are to screen service areas, to provide an
attractive streetscape and also to enhance the pedestrian and vehicular experience within
the site. Deciduous trees, coniferous trees and foundation plantings will be used to enhance
architectural character, provide shade, spring color and winter interest. Due to the office and
warehouse additions during phase two and phase three construction, a number of trees will
be relocated on site. The client understands the significance of the these large mature trees
and since we were unable to use them as part of the new construction, they will be located
near the existing detention areas, along the south side of the existing facility. Please
reference the landscape plan for this information.
