Staff has reviewed the request for an additional one year extension of the
final approval of West Mountain Plaza PUD and has the following comments:
1. The extension request will be for the entire PUD which will include all
phases.

2. As you have stated, an agreement" has been signed for a fut�e alley
improverpent district. The Engineering Department has requested that you
provide a design for the alley.,," Please contact Bonnie Tripoli for further
information. Bonnie is located in this office but will not be available
until next week. Also, the timing of the alley improvement district needs
to be discussed with Bonnie,".and the City Traffic Engineer, Rick Ensdorff.
3. The Storm Drainage Utility has requested that you show a drainage plan
for this PUD. The runoff is not expected to be serious but a plan should
be provided. Please contact Tom Gathmann at the Storm Drainage Utility for
specific information.
4. A note should be added to the site plan stating that any curb, gutter
or sidewalk damaged during construction shall be replaced.
5. Tire stops are needed for the 90 degree parking spaces.
6. Walks and ramps need to be four feet wide.
7. As was agreed, the extension request will be continued to the November
Planning and Zoning Board meeting in order for these issues to be resolved.

Dear 11r. Frick:
Concerning your request for a detention requirement variance as stated
in your drainage report for GSM West Mountain P.U.D. dated My 1981,
I have the following comments.
In reviewing your runoff calculations, it can be seen that any additional
runoff produced by the future parking lot will indeed be minimal and
should pose no problem to the inlets at LaPorte and Meldrum.
Also a letter has been received by this office indicating that Edwards
House Partnership will accept this runoff flowing east through their
parking lot to Meldrmun.
A variance in the detention requirement for GSM West Mountain P.U.D. is
hereby granted provided that the following condition is met:
Any developed runoff produced by the north half of the site shall not be
allowed to flow onto the existing property to the north of the site.
Or shall any runoff that is collected within the proposed parking area
be allowed to flow into the existing alley to the west of the site.
