Engineering Comments: 1) After seeing the different phases come in for this area, I have some confusion about the name of this plat and what the rest of the devel- opment will be called. Please ask the applicant to explain his intentions. 2) The plat must show the dedication of the drainage easement where they propose the detention ponds. 3) The proposed island in the cul-de-sac must be an outlot (not dedi- cated to the City) with a utility access easement. Also, a note is needed on the plat saying the City is not responsible for maintenance of the outlot. If the cul-de-sac is to remain a City street, then the surface must be designed with full depth asphalt, or a concrete surface, to reduce the weathering effects of the irrigation runoff. 4) Please use the dedication statement attached to comments on the plat. 5) A statement is needed on the plat prohibiting access on Stonegate Drive for lots with frontages on this Drive. ENGINEERING SERVICES McWilliams Gate Comments Jan. 16, 1987 - Page 2� � 6) The plat shows McWilliams Drive and the utility plans show McWilliams Gate. Please correct. 7) There are numerous design features :which do not meet current City Standards. Below is a list of most non-standard features. Please prepare a complete list with an explanation for each one and justifi- cation for a request of a variance. A) Local street width is 36' with 54' R-O-W. B) Curb radii must be 20' at intersections. C) Minimum radii for center line of collectors is 610', for locals is 240', this includes cul-de-sacs. "Lower design speeds may be used ... if approved in writing by the City Traffic Engineer prior to preliminary submittal". Please note this in Standards. D) Curb return radii for cul-de-sac is 50'. These comments reflect the concerns of the Engineering Department at this time.
