Staff has reviewed the Riverside Commercial PUD - #209-78A and offers the
following comments:
1. Dimensions of building envelopes must be shown.
2. All project signs must comply with the sign code.
3. If a larger water service is required, the existing service must be
enlarged; a second service will not be allowed.
4. Changes in the parking lot and access points must not obstruct access
to other existing and future planned buildings. The 150' fire access
requirement has been satisfied from Riverdale Drive.
5. The minimum tree size for installation is 1 3/4" caliper.
6. Any changes required in Light and Power service must be paid for by the
developer.
7. Existing pedestrian circulation improvements for the area surrounding
the site, should be shown on the plan.
8. Additional foundation plantings are needed on the building's north and
east walls, particularly in the trash and mechanical area and all along
the east wall.
9. Staff needs to see elevations for the building addition.
10. Circulation and access should be coordinated with the planned expansion
of the Orthopedic Association (see Tom Olund with ZVFK) to the south to
assure that access works appropriately.

11. The following comments were presented by the Engineering Department:
a. Put scale on the plans.
b. The vacation request plan must show exactly what is being vacated -
.we need clarification and plan must be legible.
c. Parking stalls must be dimensioned.
d. Tire stops must be provided in the parking stalls.
e. Access agreements are needed with adjacent properties, staff needs
to see how access will work to public streets.
f. Existing electrical service is in an easement between lots 4 and 4a
- arrangements must be made with Light and Power before vacation.
This is the extent of staff comments at this time. It is recommended that
you schedule a meeting with staff to discuss these comments, or address any
further questions you may have.
Revisions are due August 6, 1986. PMT's. colored renderings, and 10 blue-
print copies for the P & Z Board are due August 15. Final documents are due
August 21st.
