[1/9/08] Per the plan you are showing structure being placed over areas where existing
utilities are. If there are easements in these areas that have been dedicated to accomidate
these utilities you are likely to have a problem when you go to get title insurcance for this
dwelling unit due to the structure being placed within an easement (assuming easements
exist). I do not know if easements exist to accomidate the utilites that are shown on the
plan, but it would probably be worth your time to have a title search done to determine if any
easements do exist on the site. This may save you from headaches later on when this unit
is sold.
If easements do exist and they have been dedicated to the City we can process a vacation
of the easement or some of the air space if the utilities are in agreement with this. If you
deceide that this is desired and necessary, there is a $400 processing fee for each
easement vacation request.
