Following are my comments for the Homestead PUD 2nd filing;
1. Need to dedicate an additional 7 feet on Ziegler Road. This is a 2 lane Arterial on City Master Street
Plan with a 1/2 right of way width of 42 feet.
2. Add note to plat about fence restrictions for all lots that have the 2 foot drainage pan at the back lot
line.
3. Reduce the size of the "elbow" on Hearthside Drive. See LUCASS detail 7-26.
4. Need to show enlarged details on Plat for temporary cul-de-sac and easement at Ketcher and Ziegler
for distance and bearings.
5. Tangent Length between curves on Hearthside Drive to be minimum 100 feet as per LUCASS table 7.3
6. Need signature of owners of interest of the Muskrat irrigation ditch on Plat and utility plans.
7. Cul-de-sac's need to reflect Poudre Fire Authority's requirement of 50 foot flowline radii.
8. Refer to revised plans from Northern Engineering for pipe work at Ziegler and Kechter Roads .
9. Use directional access ramps (typ)
10. Provide access easement and walkway from Ironstone Court to Ziegler Road
11. Relocate type III barricades at temporary turnaround. location will not work for emergency access,
move to property line.
12. Design and install curb, gutter and sidewalk on Ketcher and Ziegler Roads.
13. Additional comments will be made on more complete submittals.

2. Sheet A 1. Is signature needed from owner of irrigation lateral?
3. Sheet R l . Add a note to the effect that the final limits of asphalt repair will be determined in the
field by the engineering inspector.
4. Sheet R4. Same comment as above plus use directional access ramps at all locations of radii.
5. Sheet R9. Are the street names and directions correct?
6. Sheet Rl 1. Appears to me that the intersection grades and cul-de-sac grades to work. Cross slopes
are either to flat or steep. Need to add riprap detail size etc at end of CazG on Old Legacy drive.
7. Sheet R 12. Same comment as # 6.
8. Sheet SS3. Is sanitary sewer RCP or PVC pipe?
9. Sheet ST2. Same comment per irrigation lines not allowed in public easements.
10. Sheet D 1. I didn't see any sheets that referred to trail detail.
11. Sheet D2. Fed's now require truncated domes for access ramps, use City of Greeley detail for
stamped concrete domes., Typ. Sidewalk depth is 6 inch not 4 as shown on detail.

RE: Homestead PUD 2nd PD and PLD
Dear Dave:
This letter is in response to your First Final Plat Comments letter dated March 28, 2003. With the
submittal of this letter, Northern Engineering Services is also submitting the revised Final Utility
Plans, dated May 21, 2003. Revisions to the plan set include, but are not limited to, the following:
1. The irrigation main has been revised and approved by you. The irrigation easement has
been separated from the public utility easements.
2. Signature of the irrigation ditch owner has been added to the Existing Conditions Plan.
3. Note has been added to Sheet R1 to the effect that the final limits of asphalt repair will
be determined in the field by the engineering inspector.
4. Note has been added to Sheet R4 to the effect that the final limits of asphalt repair will
be determined in the field by the engineering inspector. Directional access ramps have
been added to the intersection.
5. The incorrect street name and direction has been revised on Sheet R9.
6. The intersection grades and cul-de-sac grades have been revised and improved;
however, not all of the standards are possible to meet in the cut -de -sacs. The 1.0%
flowline minimum was maintained in the cul-de-sacs for drainage purposes, but since
the driving speeds will be slower in the cul-de-sacs, the cul-de-sac cross slopes vary
outside of the limits of the LCUASS.
7. Same response as number 6.
8. The sanitary sewer pipe is PVC and the plans have been corrected.
9. See response to number 1.
10. The Utility Plans now refers to the trail detail.
11. The truncated dome detail has been added to the access ramp detail. The sidewalk
depth of 4-inches has been revised to reflect 6-inches.
