Please dedicate 36' of ROW from the centerline of Caribou to meet this requirement. Also, if the easement is not completed by hearing, then a letter of intent from the property owner will be required prior to hearing. There is an area on the property to the north that appears to be new grading. As such, another offsite easement would be required for that, with the letter of intent due prior to hearing and the complete easement due prior to mylars. On Automation, there's 12' shown, which would accommodate the 4.5' walk and 6.5' parkway plus an extra foot. Please revise the drawings to accurately show the edge of walk at the ROW line.
