DEED OF DEDICATION OF EASEMENT
KNOW ALL MEN BY THESE PRESENTS: That SCORCHED TREE, LLC, a
Colorado limited liability company, being the owner of certain real property in Larimer
County, Colorado legally described at Reception No. 20040025562 in the Larimer
County real property records, in consideration of Ten and 00/100 Dollars ($10,00) in
hand paid, the receipt and sufficiency of which is hereby acknowledged and for other
good and valuable consideration does hereby dedicate, transfer and convey to the CITY
OF FORT CO -,L INS, COLORADO, a municipal corporation, for public use forever a
permanent easement for pedestrian access in the City of Fort Collins, County of Larimer,
State of Colorado, more particularly described on Exhibit "A" attached hereto and
incorporated herein by this reference.
It is understood by the undersigned that, by acceptance of this dedication, the City of Fort
Collins will not accept the duty of maintenance of such easement.

A Pedestrian Access Easement situate in Lot One, Collindale Business Park Eighth Filing, City
of Fort Collins, County of Larimer, State of Colorado which begins at a Point which bears
N89°58'36"W 162.03 feet and again N00°01'24"E 15.00 feet and again S89°55'00"W 7,00 feet
from the Southeast corner of said Lot One and runs thence S89°55'00"W 7.50 feet, thence
N00°OS'00"W 42.00 feet, thence N89°55'00"E 7.50 feet, thence S00'0S'00"E 42.00 feet to the
point of beginning.
