The Site Plan now :includes more extensive labeling including concrete, on site curbs, drainage
trickle pans etc.

The roof plan and dividing walls for the self serve bays etc. have been removed from the Site
Plan as requested.

The Elevations now show an example of the 20' freestanding area light poles. These five poles
arc also shown on the Site Plan and the Lighting Plan. In addition, the 10' light poles continue to

vehicle drive area. Square footage measurements of each area and the percentage is also shown

The Site, Landscape and Utility Plans have now been coordinated to show that there are no
encroachments into the Utility easement. The building has been moved to the North 1' and the
South roof overhang reduced by 1' to avoid any such encroachments.

We have submitted a request for variance to the City Engineering standards relating to sidewalks
for both the Troutman and JFK sidewalks as per Susan Joy's recommendation. The variance
request asks for approval to repair and replace as necessary these sidewalks and to retain the >'
width due to the anticipated ongoing problems with maintenance of a 1' sidewalk "ribbon and
joint" addition.

We have met with Excel Energy to precisely locate the gas line, which previously had been
shown in the parkway along Troutman Parkway. This gas line is actually North of the existing
sidewalk, therefore we are able to plant street trees in the parkway as previously shown on the
Landscape Plan. The actual location of the gas line is now shown on Site, Landscape and Utility
Plans. The existing tree on the south comer of the driveway and JFK will be trimmed back as
recommended to eliminate potential sight distance conflicts.

As was indicated in the first resubmittal, this is all self-service. The auto bays are "automatic
rollover" machines where the customer remains in the car. There are no employees other than
intermittent cleaning and maintenance, therefore there are no parking spaces.
As per the first resubmittal, Troy Jones of Current Planning issued an Administrative ruling that
a bicycle parking rack is not required due to the unique characteristics of a self serve carwash.

The Site Plan has been modified to remove traffic flow lines as recommended in comment #l03
& #1 15. In addition, a traffic flow diagram has been provided with this resubmittal. We do not
plan to have do ec':ional arrows painted on the concrete drive area.
The location of all street trees has been coordinated with Tim Buchanan, City Forrester;
Cameron Gloss. Planning Director, Enginecrin2 and Excel Energv. The sidewalk at JFK
`pinches down" toward the curb at the required spacing for an additional street tree and it was
concluded an additional tree would not be necessary. In addition, we will trim the existing tree
at the corner of-JFK and the driveway to prevent potential sight distance issues as per comment
#112.
Enclosed with this resubmittal are all redlined plans.

117 The ROW and Utility easements were not clearly marked or labeled on the first
submittal and the plans now show a conflict between the building location and the 15'
Utility easement. Please note that no part of the building (including footings, eaves,
awnings, etc) may encroach into the utility easement. The Site Plan now shows the
roof overhang in the easement so you'll need to shift the building back a little to
accommodate the footings and roofline. Coordinate the Site/Landscape/Utility Plans
to reflect the new placement.
123 The 1' sidewalk addition along JFK will no longer be required because it was felt that
it would become a maintenance problem. Please remove and replace any broken
concrete to the existing 5' width and submit a variance request which we will support.

112 Trees along 'Troutman do not meet the 4' minimum separation distance from the gas
line and Connie Woodard/Xcel Energy stated this is unacceptable. She can be
reached at 225-7843 if you have any questions. The sidewalk will need to be moved
north and reconstructed to 6' wide.
The existing tree on the south corner of the driveway and JFK needs to be trimmed
back to eliminate potential sight distance conflicts.
