Background
This is a proposal to create seven duplex lots on a vacant 1� acre
tract off LaPorte Avenue west of North Shields Street.

Specific staff comments on this item are:
1. There are two rows of large existing trees on the site that appear
to be affected by the proposed street R.O.W. There is approximately
a 30 foot separation between the rows of trees. Staff feels that
there is justification in this case to allow either a 28 foot street
between the trees or a boulevard design with pavement on either
side of the westernmost of the two rows of trees;
2. The applicant has stated that "surface drainage is not suficient to
warrant special provisions" and referred to calculations that were
not submitted. The need or lack thereof, for the provision of
on -site detention will have to be cleared through the Engineering
Department;
3. The two developed properties fronting on LaPorte Avenue should become
platted lots as a part of this subdivision. The setback dimensions
of these two existing buildings should be noted on the improvement
plan.
