Maintain clearance to any existing overhead power lines. 2. Water and sewer lines available in Stuart Street. Keep landscaping out of sewer line easement existing along Stuart Street. 3. Building must be sprinkled. 4. Final decision on exceptance of land by City Parks and Recreation must be obtained. Land could possibly be used for the trail system. 5. Parking lot must be screened. 6. Provide handicapped and motorcycle parking. 7. 50'-60' setback from flowline to first parking space. B. 34' ROW from center line required. 9. Sidewalk in ROW on easement. 10. Replace any existing curb, gutter or sidewalk damaged. 11. Sidewalk required on Busch Court. 12. Require traffic impact study. Concern with parking, trip generation, and impact on neighborhood. 13. Provide building elevations, particularly building materials and size of building. Building should appear residential in character. 14. Include information on use of building, i.e., number of students, trip generation, frequency of use. 15. L J CITY OF FORT COLLINS COMMUNITY DEVELOPMENT DEPARTMENT, PLANNING DIVISION February 22, 1985 Mr. Eldon Ward Cityscape Urban Design Building 21 - Old Town Square Suite 242 Fort Collins, Colorado 80524 Dear Eldon, Staff has reviewed the Mountain Gymnastics PUD, preliminary and final and has the following comments: 1) Delete utilities, except for fire hydrant, from the site plan. 2) Curb cut is to be constructed to City standards. 3) Dimension interior drop-off area, radii in parking lots, and sidewalk along Stuart Street. 4) Six foot walk required adjacent to parking. 5) Delete trail from site plan. 6) Indicate limits of floodway on the site plan. 7) Building must be constructed according to floodway regulations. 8) Provide detail on design of "play area". 9) Add note to site plan stating that "any existing curb, gutter, or sidewalk damaged during construction will be replaced." 10) Dimension building envelope. Dimension envelope to property line and not to the center of the street. 11) Indicate material and height of trash enclosure. 12) Provide raised curbing around landscape islands. { OFFICE OF COMMUNITY 300 LaPorte Ave • P.O. If a day care center, not related to Mountain Gymnastics is intended, then Staff has a number of concerns regarding parking, traffic circulation, and play area. 14) Additional information justifying the number of parking spaces is to be provided. 15) Dimension height of proposed building on the building elevations. 16) An agreement as to the parkland dedication must be reached before consideration of the project by the Planning and Zoning Board. If this is not possible, then reference to parkland dedication should be removed from the plan. 17) Staff questions the points taken for "joint parking" and "energy conservation". Please provide documentation. 18) The landscape plan is not adequate. Additional plantings are to be provided adjacent to the building and to screen parking lots. Revised plans .are to be submitted by 12:00 noon Monday, March 4, 1985. Reductions, 10 copies of the plan, and colored renderings are to be submitted by 12:00 noon Monday, March 18, 1985.
