Bonner Corporation, 18552 MacArthur Blvd.., Irvine, CA 92715 LAND USE DATA: 47,000 square feet of mini -storage uses on 2.9 acres, located at the northeast corner of Mason and Kensington. COMMENTS: 1. All exterior portions of the first story of all structures must be within 150 'Feet of fire equipment access points. Mason Street can not be used for fire access. 2. Additional fire hydrants may be required. 3. Sewer in Mason will need to be extended east into the site. 4. Storm drainage report is required. 5. Sight distance at Mason/Kensington is critical in selection and location of landscaping. 6. Location of Superior Datsun curb cut south of Kensington needs to be considered For location of access for this site. A joint access with site to east could be utilized. 7. Turning radii for fire equipment must be accommodated on site. 8. Landscaping along the north and east flowlines will be required. Utilities in Kensington Drive must be installed in accordance with the design prepared for Superior Datsun. 2. The Warren Lake Trunk Sewer Basin Fee will be assessed on this property. 3. An additional fire hydrant must be provided interior to the site. Loca- tions have been given to EPI. The interior fire hydrant location may require relocation of fencing. An easement is needed for the additional fire hydrant. 4. All dimensions of building envelopes must be shown.. 5. All signs must comply with the sign code. 6. The walk along Mason should be adjacent for 75 feet and then transition to a detached walk at the north end of the site. By Monday, April 9, 1984, ten copies of the revised site plan must be submit- ted to this office. By April 16, 1984, colored site plan and elevations and an 8V'x1l" PMT must be submitted.
