Dear Dave:
The following are staff comments for the Replat of the Meadows at Redwood:
1. All signs must comply with the Sign Code.
2. A five foot front yard setback will not be possible, as Note #4 indi—
cates, because of the eight foot utility easement. If gas heat is pro—
posed, utility easements should be a minimum of twelve feet in width. Pub—
lic Service points out that building setbacks should ideally be at least
fifteen feet from the back of the walk to allow tie—in of water and sewer
services.
3. See the attached letter form Warren Jones for specifications for the
temporary fire access lane.
4. The fence detail for parking areas is good. This should be expanded to
include fencing along Redwood Street.
5. Illustration of at least one typical unit is required, since this is a
PUD submittal.
6. Type of groundcover should be specified on the Landscape Plan.
7. Clustering of shrub plantings adjacent to the fence along Redwood
Street is suggested to soften its visual impact.
8. Common area landscaping should be installed prior to issuance of build—
ing permits.
9. A mechanism to ensure maintenance of street trees north of Lupine Drive
should be established if you wish to redraw the lot lines.
10. A permanent connection to an improved street will be required with any
additional development in this area.

Dear Bill:
The staff has reviewed the Replat of the Meadows at Redwood Village POD
Master Plan and Preliminary Plan and has the following comments to make:
Mactc r Plan
1. The phase 3 supplemental note should be changed to reflect that
development would be precluded in this area in event of r-o-w dedication
(rather than road construction).
Preliminary Plan
1. A 15' easement along all internal streets is needed for both gas and
electrical service. An 8' easement is adequate solely for electrical
utilities.
2. There are existing gas lines in easements on this property. These
easements must to shown on the plat. (See attached).
3. Landscaping along Redwood Street should be irrigated. A note should be
placed on the site plan indicating that landscaping along Redwood will not
be maintained by the City of Fort Collins.
4. Treatment between the north lot line of lot 24 and parking spaces needs
to be specified.
5. If fencing is proposed, an indication of planned treatment and height
is needed.
6. Edge treatment of off-street parking areas needs to be specified. In
no case can wheel stops be placed within the drive way. I question the
placement and distribution of these parking areas in a standard, single

7. Proposed landscaping should be identified as to type and size.
8. Any existing landscaping must be shown on the site plan.
9. The Natural Resources Department has noted that an illegal dump is
occurring at the end of Redwood Street. Any efforts that can be made to
block access to this area would be beneficial. When the drainage pond is
designed, Natural resources asks consideration of incorporating wildlife
areas into the design of the pond.
10. Future phases of this development will need additional points of
access to provide two points of access.
11. A request to vacate all existing easements needs to be submitted with
the final plat.
12. The location of no parking signs along 28' streets should be
identified.
13. Phase 1 exceeds the 660' dead end cul-de-sac requirement. A temporary
access must be provided to Redw000d Street to allow a second point of
access.
14. The drainage easement along lot 25 is different from that provided on
the original plan. Is there a reason for this?
15. A plat, separate from the site plan, is required. The area of each
lot must be shown on the plat, as well as all property line dimensions.
16. The site plan should reflect building envelopes or typical setbacks.
17. A non -vehicular access easement needs to be provided along lots
13,14,21,22 & 29. This easement stipulates access to these lots from only
one street.
18. Planters in the cul-de-sacs must be in "tracts" which will be
maintained by the development propertyowners.
19. Any damage to existing curb or gutter during construction must be
repaired by developer.
