Dear Tom:
The Replat of The Meadows at Redwood P.U.D. is being
submitted to the City of Fort Collins as a Preliminary Plat.
This subdivision was originally platted, designed and approved as
Redwood Villages P.U.D. in 1982 and 1983. All proposed
improvements as per the plans by Parsons and Associates (project
82.22 Fly:D, sheets 1-5) have been constructed and approved by the
City.
The proposed plan calls for an overall reduction in the
number of dwelling units to be built and will be designed in a
"typical" single family configuraiton as opposed to the modular
housing approach of the original plan for Redwood Village P.U.U.
Although the runoff coefficient of 0.45 used for the original
plan seems a bit, unrealistic for that particular plan, we feel
that it will be appropriate for the current design. We see no
significant change in the amount or the pattern of the storm
water runoff for the proposed plan over the original Redwood
Village P.U.D. plan.
Although the storm drainage improvements for Redwood Village
P.U.D. have been installed and accepted by the City per letter to
Jay K. Jackson (Jacobson) from David Stringer dated August 26,
1985, since these improvements are to be maintained privately by
a Homeowne,s Association, further inspection should occur after
build -out of the proposed Replat to confirm that the improvements

are still in -place, undamaged and essentially in conformance with
the improvements previously referred to as designed by Parsons
and Associates. A,l,
In addition, all subsequent phases of The Replat of The
Meadows at Redwood P.U.D. will also conform to the overall
drainage scheme and the proposed improvements for Redwood Village
P.U.D., Phases II and III, as well as the "Evergreen Park Basin
Major Storm Drainage Study" as prepared by Engineering
Professionals, Inc.

Redwood Village. This statement satisfied all previous oversiz-
ing obligations between the City and Redwood Venture.
Due to the fact that all street improvements are in for the
replat, the statement in the development agreement saying no
oversizing repays are due with the replat is correct. If you have
