BOX 580,1`ORTCOI LINS, COLORADO80522 (103)484-4220 DEVELOPMENT CENTER EXT.655 July 20, 1983 Mr. Frank Vaught ZVFK ARCHITECTS/PLANNERS 218 West Mountain Avenue Fort Collins, Colorado 80521 Dear Frank: Staff has reviewed the Landings 5th Filing, preliminary and final and has the following comments: 0 1. The design of Spring Canyon Court is not acceptable and must be redesigned. 2. Eight foot easements are to be provided along the front lot lines. 3. Building envelopes cannot encroach on easements. 4. The 5' walk will not be oversized by the City. 5. Square footage of lots should be indicated on the site plan. 6. Provide parking information for this phase and delete data on Tract "B" and "C". 7. What -is the status of the property between this project and the Landings 3rd Filing? A revised site plan, addressing the above comments, is to be submitted no later than Monday, August 8, 1983. An 81z" x 11" reduction of the site plan and colored rendering are to be submitted by Monday, August 15, 1983. In reviewing the grading on the project that it is complete and by examining, the 100-wear developed discharge from basin B equal to approximately 0.40 cfs, I do not see a reason to install a curb chase drain. Due to the small amount of change resulting j' in the develoT-d condition, the difference between the historic and developed runoff is minimal. As discussed with you or. June 7, 10,04, 1. think that we are in agreeance that this curb chase should Pet be installed. 3) We will revise Exhibit C of the Storm Water Drainage Report to reflect: revision #2 on the sign -off area. I believe this was an error in Mr. Smith's sigr:ature and therefore should be readily changeable. Should you have any questions regarding the Storm Water Drainage Report for the Landings 5th Filing, please do not hesitate to call. Sincerely yours, a Rick R. Pickard„ P.E. TARANTO, STANTON & TAGGF.
