KNOW ALL MEN BY THESE PRESENTS: That the undersigned, Warren Lake
Reservoir Company, being the owner of the following described land
does hereby transfer and convey to the City of Fort Collins, a per-
manent easement for access and drainage of no more than 2.77 acres
of land situated in The Landings Fifth Filing P.U.D.. It is under-
stood that the below described easement shall be maintained by the
Homeowners Association of The Landings Fifth Filing P.U.D., but that
in the event of the Homeowners Association failure to so maintain,
the same will be maintained by the City of Fort Collins.
The easement is more particularly described as follows:
LEGAL DESCRIPTION - DRAINAGE EASEMENT
A portion of the Northeast quarter of Section 36, Township 7 North,
Range 69 West of the Sixth Prinicipal Meridian being described as
follows: Beginning at the Southwest corner of said Northeast quarter
and considering the Westerly :Line of said Northeast quarter to bear
North 000 05' :25" West with all bearings contained herein relative
thereto; thence Northerly along said Westerly line, North 00' 05' 25"
West, 207.23 feet to The True Point Beginning of this description;
thence continuing along said Westerly line North 00' 05' 25" West,
125.00 feet; thence departing said Westerly line North 891 54' 35"
East, 50.00 feet; thence South 00' 05' 25" East, 125.00 feet; thence
South 890 54' 35" West, 50.00 feet to the point of beginning of this
description. The above described tract contains 6,250 square feet.
