This includes the water mains, sanitary sewer mains, storm sewer lines and facilities, street pavements, street lights and street signs. A revised drainage report should be submitted for staff review and approval which addresses the impact of runoff as a result of the plan changes. 2. All modifications to existing utilities as a result of the amendment will be paid by the developer. All existing utility easements should be shown on the site plan. 3. The site plan should be drawn at an engineers, rather than architects, scale. Also, the plan should be revised to include the following informa- tion: a. Maximum building height b. A note that each lot is a single residential unit c. Surrounding 150 foot information d. Vicinity map e. Total bedrooms and number of bedrooms per unit f. Total floor area and floor area per unit g. Owners certification signature block; attorneys certification signa- ture block; and Planning and Zoning Board signature block h. The title of the plan should be "Indian Hills West PUD - Lots 14, 15, and 16 - Amended Final Site Plan". 5. The plan should include a note that "all notes as indicated on the site plan for the overall Indian Hills West PUD shall apply". 6. Will the building coverage exceed 90% as indicated in note #5 of the Indian Hills West PUD site plan? Does the plan meet the other notes? Please verify. 7. On May 21, 1984, 83"xll" reductions and colored renderings of all plans should be submitted. Also on that date, signed mylars of the site plan and subdivision plat should be provided, including a signed "Site and Landscape Covenants" document. Ten copies of the site plan should be provided on that date. 8. Please note the Planning and Zoning Board hearing in May will be on Wednesday, May 30 rather than Monday, May 28. Revisions to the plans reflecting the above comments should be delivered to this office by Wednesday, May 9. If you have any questions, please do not hesitate to contact me. Dear Sir: Continuing site inspections on your Indian Hills West P.U.D. indicate that the roadway subgrade throughout the area, although compacted, is still wet enough that it will not adequately support asphalt paving. For this reason I would recommend strongly that any plans you have to pave the streets be delayed until sometime next spring. During the interim period the sub(Tade will be subjected to heavy traffic and should stabilize in most locations. Those that don't, can be repaired prior to paving, resulting in a much more acceptable finished street. Naturally, since this request is made by the City we would not hold certificates of occupancy because the streets were not paved as long as each request for a certificate was accompanied by a letter from the future owners stating that they were aware streets were not to be paved until a later date. Your cooperation on this matter is greatly appreciated. Taft Hill Road Fort Collins, Colorado Re: Indian Hills West P.U.D. Dear George: On Tuesdav, September 11, the City water department made water service taps on Cheyenne Drive in Indian Hills west P.U.D. I was present for approximately one hour while these taps were in the process of being made. During that time I noted your excavator was digging the service trenches as staked, and the wat r department tapping crew was measuring the correct set back as staked by the developer's engineer.. Because of. the narrowness of this street, .1 appreciate your workmen taking the necessary time to make sure that all of the water services were installed as staked, in hopes of avoiding any, conflict with remaining street construction. Collins, Colorado Dear Bernie: On Tuesday of this week, George Weitzel contacted me concerning the raising of an existing manhole to the street surface at 636 Cheyenne Drive. I asked George to raise the manhole to the proper height but not to install the final asphalt surface at this time, due to the lack of hot asphaltic concrete. George expressed his concern regarding the release of Certificates of Occupancies for the remaining units if this manhole was not completed. I assured George that Engineering would not withhold any C.O.'s because of the manhole. However, the asphalt pavement is to be installed as soon as possible this Spring when the asphalt plants start producing.
