Items of the Streetlighting system to be considered prior to approval follow: 1. The streetlight charge to the develeper -ill be dropped. 2. AND LOCATION: Development plans for the next phase (3rd Filing) of Hill Pond (see sketch). Proposal is for construction of 72 rental townhouse units to be maintained in one ownership on a 6 acre site (i.e. 12 units/ acre) with dedicated narrow streets and two parking spaces for each unit including both on and off street. Meeting Date: July 9, 1974 Meeting With: Mr. Ed Zdenek, Hill. Pond Associates STAFF COK9ENTS Developers concerned that City engineering re- quirements for Spring Creek be resolved as quickly as possible to facilitate planning for the north bank. Staff response was that engineering requirements for flows on Spring Creek would not pose substantial dii_fi- culties because of Aranci Farm detention. Regarding streets, staff comment was that the question as to whether they should be dedicated or not would require further discussion and analysis particularly in terms of parking. Developers asked to show preliminary plan for Third Filing to Planning and Zoning Board at their next meeting. Staff recommended that they also show latest master plan for entire hill Pond development due to changes.
