The sequence of installation wV the above fac4li`ies should be specified
on the utility drawings with the sequence of installation for building
services specified separately from the main utility system.
Items of the Streetlighting system to be considered prior to approval follow:
1. The streetlight charge to the develeper -ill be dropped.
2. All design criteria shall be approved by the City; including:
Footranlle levels
Maximum voltage drop
Maintenance factors
Average lumination calculations
Meter and service locations
Fixture design
3. Operations and maintenance All be by Lhe homeowners association.
4. Energy will be rye Acr,ed and hilled to the homeowners association.

SUBJECT: Conceptual Review Committee Reports
PROPOSAI. AND LOCATION:
Development plans for the next phase (3rd
Filing) of Hill Pond (see sketch).
Proposal is for construction of 72 rental
townhouse units to be maintained in one
ownership on a 6 acre site (i.e. 12 units/
acre) with dedicated narrow streets and two
parking spaces for each unit including both
on and off street.
Meeting Date: July 9, 1974
Meeting With: Mr. Ed Zdenek, Hill.

STAFF COK9ENTS
Developers concerned that City engineering re-
quirements for Spring Creek be resolved as quickly
as possible to facilitate planning for the north bank.
Staff response was that engineering requirements for
flows on Spring Creek would not pose substantial dii_fi-
culties because of Aranci Farm detention.
Regarding streets, staff comment was that the question
as to whether they should be dedicated or not
would require further discussion and analysis particularly
in terms of parking.
Developers asked to show preliminary plan for Third
Filing to Planning and Zoning Board at their next
meeting. Staff recommended that they also show
latest master plan for entire hill Pond development
due to changes. Staff also recommended that final
plat and site plan for Third Filing include north
bank of Spring Creek.
