Concept Plan
Dear Mr. Pedas:
This letter accompanies the submission of the East Harmony Commercial
P.U.D. Concept Plan.
Please make note of the following items in the Concept Plan:
1. Conceptual plan has been developed with respect to City of Ft.
Collins P.U.D. specifications.
2. We are requesting consideration for a parking ratio variance as
notecl on the plans.
A. Restaurant space: one parking space per 150 sq.ft. of gross
building area
B. Office space: one parking space per 300 sq.ft. of gross
building area.
3. We are requesting consideration for a variance on building heights.
Preliminary office building designs may require 36 feet of building
heighth to gable roof peaks.
I have included 14 copies of the Conceptual Plans. Conceptual review is
tentatively scheduled for December 27, 1979•

A,t the Conceotual Review stage, we 'required a
fire hydrant at each entrance to this complex.
The hydrant at the east entrance is shown and
an additional hydrant should be shown at the
west entrance. This additional hydrant should
riot be obstructed by the sign but be in the
general vicinity of that entrance.
Both fire hydrants should be Installed and
operational prior to any building construction.

Dear Sirs:
the Inrrnony East Cuimnercial PUD is located just east of the
Country Store and Hanuony Dance Studio on terrace soils of Nunn
Clay Loam and Altvan-Satanta Loam. These soils would be prime
if irrigated, and the Nunn Clay Loam would have severe shrink -
swell limitation for cu�ranercial building sites.
The site is next to the Mail Creek; but, as the construc-
tion is planned and with proper design, this site would present
no problem in erosion or flooding. IIwaver, as the site is next
to Mail Creek, special effort should be taken not to damage the
vegetation on the strc;anbaak; and, if areas under construction
are to be left bare for long periods of time, a plan should be
developed to reduce erosion that would flow into the dams just
down the creek. The plan should include shaping of disturbed
areas and cover crops.
