Dear Mr. Kraushaar,
Staff has reviewed Estates at Harbor Walk Preliminary/Final Suhdivision
Plat and has the following comments:
1. Please submit a list of names and addresses of all owners of record of
real property within 500 feet of the property lines of the parcel of
land far which the subdivision is proposed, exclusive of public right-
of-way.
2. Submit ten (10) copies of the proposed landscape plan. Indicate who
will be responsible for maintenance.
3. Please clarify what "cluster greenbelt no. Q" means.
4. The name of the subdivision will be confused with Harbor Walk Estates.
Would the developer consider calling this project Harbor Walk Estates
Phase III?
5. Staff needs additional storm drainage information. See red -lined copy of
drainage report. a
6. Eight inch water and sanitary sower mains exist in Harbor Walk Drive.
The sewer line does not front Devon Court. A main must be extended from
Breakwater Drive or from the intersection of Harbor Walk Drive and Har-
bor Walk Court.
7. The sidewalk along Lemay Avenue needs to be 5 feet wide and detached
10 feet from the curb line.

8. Provide 6 feet wide utility easements along the back lot lines of lots
1, 2, 3, 6, 7 and 10.
9. Additional comments are red -lined on the utility plans.
Plan revisions are due by noon on June 8, 1988.
PMTs, colored renderings, and ten (10) prints are due by June 20, 1988.
Final mylars and documents are due June 23, 1988.

Dear Mr. Kraushaar,
Staff has reviewed the revisions for Harbor Walk Estates Phase III Prelimi-
nary/Final Subdivision Plat and has the following comments:
I. The City standard for street trees is two inch caliper trees planted 40 feet
on center. Please add the additional trees to the landscape plan.
2. Add the following note to the landscape plan: "A free permit shall be
obtained from the City Forester prior to planting, pruning or removing any
trees in the public right of way as noted on this plan."
3. Add a note to the landscape plan indicating who will be responsible for
maintenance in the public right of way.
4. The sidewalk alignment on the landscape plan needs to be changed to
reflect what is shown on the utility plans.
Plan revisions are due by noon on June 20, 1988.
PMTs, colored renderings, and ten (10) prints are due by June 20, 1988.
Final mylars and documents are due June 23, 1988.
