Dear Frank,
Staff has reviewed the Harbor Walk Estates PUD, preliminary and final and
has the following comments:
1) Existing ROW for "old" Haarbor Walk Drive must be formally vacated.
2) Ditch Company approval for plans must be obtained.
3) Design of future extension of street into Tract "C" will dictate low
density development on the tract.
4) Textured concrete is permitted only when entire intersection is
included. Lemay avenue and Harbor Walk Drive intersection may not be
designed with patterned concrete.
5) Island proposed in Harbor Walk Court is to be designated as a tract and
landscapping is to be maintained by the homeowners association.
6) Soils report needs to be updated.
7) Indicate high water line for the lake on the site plan. Discuss how lot
development will proceed and what impact it will have on the lake.
8) The labels "Tract C and D" are to be removed from the site plan. The
property should not be called out as tracts unless a specific
development is proposed.
9) Remove landscapped island from Harbor Walk Drive.
10) Remove reference to the "existing house" from the site plan.
11) Include building setback requirements and other conditions regarding
fencing, etc as "notes" on the site plan.

12) Indicate location of fences on the site plan. Staff is concerned with
possible fences proposed along Tract "A" and the lake shoreline.
13) Indicate any exising landscaping on site.
14) The landscapping note regarding individual lot landscapping must be
more specific. A suggestion would be, "a minimum of two street trees
and front lot seeding will be installed and maintained by individual
homeowner."
15) LOGS point charts for the project must be submitted. In addition, a
variance request from the three dwelling unit per acre requirement is
required. Staff will support the variance request.
Revised plans addressing the above comments are to be submitted to the
planning office by noon on Monday March 4, 1985. Colored renderings, ten
copies of the plans, and 8 112" X 11" reductions, are to be submitted by
noon on Monday March 18, 1985.
