Dear Mr. Storck:
Staff has reviewed the request for a preliminary and final Replat of Tract A
of Golden Meadows 5th Filing and offers the following comments:
I. Utility mains and services
were installed
when the
5th Filing was originally
platted. The water services arc almost
entirely
1 1/2 inches or 2 inches,
and cannot be reduced to
3/4 inches.
Therefore,
they must be abandoned
at the main, and replaced
with 3/4 inch
services.
2. Sewer services may be used and evaluated on an individual basis.
3. A repay is due for the Warren Lake Trunk Sewer.
4. The street name "Cannes Circle" is already being used (Cannes Court) in the
Nedrah Acres Subdivision in the 80524 zip code. In order to avoid
confusion with mail delivery, please select another name.
5. The utility plans should show a stop sign for eastbound Monte Carlo at the
intersection with McMurray Avenue, and for westbound Monte Carlo at the
intersection with Wheaton Drive.
6. A two inch asphalt overlay will be required on Monte Carlo Drive.
7. Who will be responsible for the maintenance of Tract A?
8. The plat should indicate that side lot access to Monte Carlo Drive will be
restricted for Lots: 6, 15, 16, 22, 23, 29, 30, 40, 41, 51.
9. Similarly, side lot access should be restricted on Wheaton Drive for Lots I
and 5.
10. Staff is concerned about the quality
and the
uniformity of the rear
lot
fencing along McMurray (Lots:48, 49,
50, 51)
and Wheaton (Lots:6, 7,
8).
Since these two streets are collectors,
measures
should be taken to ensure
the fencing is of a high quality and of similar
character to create
a
visually interesting streetscape. The
use of
two distinct materials
